Does the Board still have eight members?

On November 1, 2022, when the Voting Members re-elected one member of the board (Butler) and elected Dennis Rybicki and Vicki McCarthy to the board (in spite of Mary Ann Games' huge gaffe), the HOA board had eight members. The Board is supposed to have seven (7) members.

Why are there eight?

Because Dennis, to be elected, had to vacate Paul Hill's spot. After Paul died in April 2022, Dennis was appointed to succeed him. Dennis cannot hold two Director positions. He either had to resign Paul's spot or the Voting Members had to remove him. There is no written record of either action.

Who are the board members and when do their terms expire?

Vacant director position (Paul Hill, Dennis Rybicki)

Five directors were elected in November 2021, when only four should have been. That was how Justin wanted to do it. One of the five elected in November 2021 is not a legitimate Director, but which one? Competent legal advice is needed, but there is no record that the Board ever sought it. 

Why am I the only one who cares about things being done correctly?

I pointed out the error to the board, but no one listened. George Reynolds' vacant term was never filled by the board. George died in April 2021, and the board never appointed anyone to succeed him. His term-of-office remained vacant to its end on November 1, 2022.

An empty chair needs to be at the board table at every board meeting.

Open Letter to Barony Place "Voting Member"

An open letter to the "Voting Member" of Barony Place Neighborhood. Good morning, Billie, If you and/or an Alternate attended last night's board of directors meeting, will you please send out a recap of the meeting to Ann Stirlen and me (and to all the homeowners and residents in Barony Place)? About a dozen homeowners from throughout The Summit showed up for the board meeting  at the church  last night, only to learn from one person that it had been switched to Zoom, which allowed the board to meet in secret. Many of them had not received the email from the office that the board was (illegitimately) closing the meeting to homeowners. Special Assessment Possible?

How would you feel about a $3,000 Special Assessment levied by the HOA against you and every other HOA Member (homeowner)? Article X, Section 4 in the CC&Rs allows this. Are you aware of that? Should the Board do everything possible to eliminate the possibility of such a Special Assessment? What is the Board doing that might just lead directly to such an Assessment? The HOA, by actions of the President (Justin Martin), the Treasurer (Vernell Butler, and the Safety Committee Chair (Dennis Rybicki) entered into a contact with the Richland County Sheriff's Department, effective February 1, 2023.
