Mismanagement? Incompetence?

 


On December 21, 2022 the light pole on the northwest corner of Summit Parkway and Timber Crest Drive was knocked down. Either on or before that day, but that was the first day I noticed it. When I drove by, a maintenance cart and worker were there, so the HOA knew about it then.

On January 9th the office responded to my inquiry about the repair.

"The day the pole was hit Brown Electric was called to secure the area, however it did take them a few days to remove the damaged pole & globe. Brown Electric then, provided an estimate for replacement days later (over Christmas holiday) and the estimate was sent to the board for approval upon my return from Christmas break. From there it was sent to the vendor to proceed and order the part. The parts have been ordered and they are waiting to receive them. Please know that this is a procedure in place when a pole is hit and it is followed. Thank you for being patient as we are working to get this fixed."

Now it's January 27 and the repair has not been completed. What's wrong?

Light poles knocked down is not an uncommon occurrence. The HOA should have 2-3 replacement poles, including bulbs and globes, on hand. They could be stored in the HOA's Maintenance Yard OR the HOA's preferred contractor could be directed to have 2-3 poles on hand, even if the HOA covered the cost.

There is no need to "get an estimate" from a preferred, trusted vendor. Or to get board approval. That's something the management company should be allowed and directed to handle. And then merely inform the board. 

Is the Board failing to delegate such a minor responsibility to CAMS? Why? Doesn't it trust CAMS? Must it micro-manage small repairs and be a bottle-neck?

More than five (5) weeks later, repair has not been made (as of 1PM today).

Plus, there are a bulb and globe missing from the lamp post on the northwest corner of Summit Parkway and Autumn Glen Road. Also since December 21st!!!

Could the Board do better? You bet. What will make them do better? Replacing five board members will be a good start.
