How long have people been on the Board?

How long have current board members been on the HOA board?

Several years ago I suggested to the board that their terms-of-office should be listed on the website. If you look on the HOA's website (www.summithomeowners.com) you can't even find the names of the Directors and Officers. You have to look in The Summit Scoop, but terms are not shown.

In odd-numbered years four directors are to be elected by the Voting Members of the 28 Neighborhoods. In even-numbered years three directors are elected.

In November 2022 three were elected: Vernell Butler, Dennis Rybicki, Vicki McCarthy.

Vicky quit three months later. Her reason was never explained publicly, but I can tell you what it was (even though Vicki and I have never spoken).

Tanisha Holmes (Whitney Falls) was appointed by the Board to succeed Vicki.

In November 2021 four directors should have been elected, but President Justin Martin set it up for five to be elected. George Reynolds had died in office (April 2021), and the board never appointed his successor.

In November 2021 Justin Martin, Mary Ann Game, Paul Hill, Greg Thomas, and Brenda Bryant were elected. Their term-of-office ends in November 2023. 

To keep it simple, here is the current line-up.

Terms ending in November 2023:
Justin Martin
Mary Ann Game
Paul Hill (died in April 2022) - vacant
Greg Thomas
Brenda Bryant

NOTE: This is not an error. Five directors were elected in November 2021 for the two-year term of 2021-23. In May 2022 Dennis Rybicki was appointed to succeed Paul Hill. When Dennis was elected to a two-year term in November 2022, he should have resigned as a Director (Paul's term). Currently, the Board is ignoring that vacant Director position.

What is unknown to most Members (homeowners) is how long have Directors been serving.

Vernell Butler - since December 2020
Brenda Bryant - since November 2021
Dennis Rybicki - since May 2022
Tanisha Holmes - since March 2023

Justin Martin - since ?
Mary Ann Game - since ?
Greg Thomas - since ?

Board leadership (Martin, President; Game, Vice President; Thomas, Secretary) have been around long enough to know the rules (Governing Documents). Why do they fail to comply with so many important sections of them?

Barony Place Neighborhood (Barony Place I and Barony Place II attempted to hold a Neighborhood Meeting this afternoon. Of the 78 homes, seventeen (17) homes were represented, and that was not sufficient to meet the quorum requirement of 26. Open Letter to Barony Place "Voting Member"

An open letter to the "Voting Member" of Barony Place Neighborhood. Good morning, Billie, If you and/or an Alternate attended last night's board of directors meeting, will you please send out a recap of the meeting to Ann Stirlen and me (and to all the homeowners and residents in Barony Place)? About a dozen homeowners from throughout The Summit showed up for the board meeting  at the church  last night, only to learn from one person that it had been switched to Zoom, which allowed the board to meet in secret. Many of them had not received the email from the office that the board was (illegitimately) closing the meeting to homeowners. There are only about 1,800 (73%) email addresses of the 2,480 Members in the website database. Special Assessment Possible?

How would you feel about a $3,000 Special Assessment levied by the HOA against you and every other HOA Member (homeowner)? Article X, Section 4 in the CC&Rs allows this. Are you aware of that? Should the Board do everything possible to eliminate the possibility of such a Special Assessment? What is the Board doing that might just lead directly to such an Assessment? The HOA, by actions of the President (Justin Martin), the Treasurer (Vernell Butler, and the Safety Committee Chair (Dennis Rybicki) entered into a contact with the Richland County Sheriff's Department, effective February 1, 2023. They arranged for special patrols in the Summit at a cost of $48.00/hour. In the Special Duty Agreement is a Liability clause.
