Accounts Receivable $498,000+

As of October 31, 2025, the Accounts Receivables of the HOA (Line 1205) totaled $498,673.65. Why did Danny Trapp and his friends in the majority on the Board (Holmes, Pollin, Hill, Weatherbee) allow A/R to reach almost one-half million dollars? The financial statement for October 2025 was available at the November 18, 2025 BOD Meeting, but it has not yet been posted to the HOA's website.  Will the HOA's Finance Committee prepare and the Treasurer of the Board present a report to the Board (and the Members) of the calculations in the Accounts Receivables? For example, how many homeowners are indebted to the HOA for unpaid dues? what is the ageing of unpaid dues? what amount is owed by each property?* how many debts are about to be written off? how much was written off in 2025? 2024? (Did any Boards ever discuss write-offs at monthly BOD Meetings?) The PRM covers write-offs at Art. III, §C, ¶3 (Page 17). the allowance for uncollectible debt (Line 1210) is $29...

Next Board Meeting in 17 Days

The next Board of Directors Meeting will be Tuesday, January 6, 2026. This meeting will begin at 6:30PM and will be held at the North Springs Park Community Center, 1320 Clemson Road. Week-ends and holidays will reduce the number of working days between now and then, and the volunteer board members will, hopefully, reduce the time they spend on the affairs of the HOA. Will the management company have time to catch up on unfinished business? Have the dues notices been mailed for the January 1st  Assessment? Volunteer Opportunities

If you read today's email from Brenda Bryant, President of The Summit's HOA, you learned of many opportunities to become involved in your HOA. Brenda's message was clear and inviting. December Scoop Questions - #2

Also on Page Three of the December 2025 Summit Scoop was a second food-for-thought item. Jesse McClinton, former chairperson of the Neighborhood Committee (prior to Reginald Mack) commented on the dues increase. He wrote, "As you know, we have had an increase in our fees of $50.00 per billing cycle." The dues actually increased $50.00 for the year, or $25.00 per billing cycle. He opined about the $96,000 spent on resurfacing one of the pools and estimates less than 5% of Summit residents use the pools. How many residents are there - 6,-8,000? Five percent of 8,000 is 400. How accurate is his estimate? Jesse must know that pool repair decisions are not made by homeowners or by Voting Members. The decisions are made by the Board of Directors. At the time of the pool re-surfacing decision, the Board was headed by Danny Trapp and his majority. Not that that has much to do with it, because the re-surfacing was needed and had to be done. Hard Scrabble Road Project

Work has not yet been completed on the Hard Scrabble Road project. You'll see lane closures for curb, gutter, and drainage work. Drive carefully. Obey Work Zone speed limits. "Let 'em Live", says SC DOT. The speed limit from Kelly Mill Road to south of Clemson Road will be 45MPH. Signing is being corrected. Westbound Summit Parkway at Hard Scrabble Road. There will NOT be a double-left turn installed there. The center lane is for straight-ahead traffic to enter Rice Creek Elementary School. If you are special, go ahead and make your left turn from the center lane. Police will ticket. The right-turn-on-red for northbound traffic on Hard Scrabble Road at Summit Parkway may be restored. Be patient behind Comet buses. Drivers are not permitted to turn right on red. Watch for operation of School Zone flashing lights. When flashing, the Speed Limit is 25MPH to the End School Zone sign. Nov. 18 BOD Minutes ???

Why haven't the Minutes of the November 18th Board of Directors meeting been published yet? This was the meeting that immediately followed the Annual Meeting of Voting Members, at which four directors were elected. The Voting Members re-elected one incumbent (Linda Potter, who had been nominated by the Nominating Committee) and three write-in candidates (Brenda Bryant, Jeff Lummel, and Angelo Turley-Moore (who were not nominated by the Danny Trapp-controlled Nominating Committee). The 2026 Proposed Budget was not adopted, because at least two newly-elected directors had not seen it. Other business may have been conducted on November 18th, but homeowners (Members) have no way of knowing it, because the Minutes have not yet been published. Should Minutes be published within 7-10 days of Board meetings? The December 2nd Board of Directors had to be held at the office, because no arrangements were made to hold it in a venue that would accommodate the usual attendance of 30-40 homeowner...

Neighborhood Reps Needed (still)

The December 2025 continues the call for Neighborhood Representatives for four neighborhoods in The Summit. Indigo Springs almost came off the list, but Angelo Turley-Moore was elected to the Board of Directors through a Write-In vote. He is a great addition to the Board. But that leaves Indigo Springs still open. This means that 141 property owners have no representation in the Association. Three other neighborhoods do not have Voting Members: Autumn Run (80 homes) Pine Clave (33 homes) Waverly Place (264 homes) In total, 518 homes (20.9% of the HOA) are unrepresented. Will this be corrected early in 2026?

December Scoop Questions - #1

The December Summit Scoop was published today. Food-for-thought appears on Page Three. The Safety Committee offered, "The new camera system for intersections and parks is nearly complete, with a demonstration expected the following day. Once launched, the CAT officer will be able to monitor the system through a mobile app. Access will be limited to the town, management office, and CAT officer." The previous Board majority apparently did not consider that "intersections" are not Common Property and that the HOA has no authority whatsoever over them. So why was HOA money spent on cameras that cover intersections? It was classic waste. When was "the following day"? Access? Limited "to the town, management office, and CAT officer." What is "the town"? Surely, no one in the management office will be sitting there, watching video of intersections. The CAT officer (RCSD deputy) is not The Summit HOA's private security officer. M.H.G.A. - Make HOA Great Again!

Homeowners and Residents in The Summit can look forward to positive changes in how the HOA is run.  It's my feeling that homeowners (Members) and Residents will experience a new era of Respect that hasn't been here for a long time.  Allow your new Board a "honeymoon" period. The new leadership of the Association (meaning the officers on the Board of Directors) will be hard at work to get a handle on everything that is wrong and to begin fixing it. It won't happen overnight. Be sure to welcome Brenda Bryant, Jeff Lummel, Linda Potter, and Angelo Turley-Moore to their new roles as President, Vice-President, Treasurer,  and Secretary, respectively. Way Behind the Curve

Why haven't the Minutes of the November 18th Board of Directors Meeting been published? There were many errors in the Minutes for the October 7th Board of Directors Meeting. Those Minutes were the responsibility of Noel Weatherbee, presumptive Board Secretary at the time. Were they corrected, before the Board voted to approve the Minutes at the November 18th BOD Meeting? Were Minutes prepared for the November 18th Annual Meeting of Voting Members, and will they be published? Those would have been the responsibility of Noel Weatherbee, presumptive Secretary of the Board, because the new Board members had not been seated and announced. HOA Directors and Their Terms

Every November the Voting Members elect four (or three) directors, who serve two-year terms. Four directors are elected in odd-numbered years; three directors are elected in even-numbered years. Four directors were elected on November 18, 2025. They will serve two-year terms until November 2027. They are: Brenda Bryant (2025-2027) Jeff Lummel (2025-2027) Linda Potter (2025-2027) Angelo Turley-Moore (2025-2027) Three directors were elected on November 12, 2024. Their two-year terms run until November, 2026. They were: Tanisha Holmes LaToya Adams (Resigned in May 2025) Ciara Bates (Resigned in May 2025) The successors of LaToya and Ciara were improperly appointed on July 1, 2025, in what then-Board President, Danny Trapp, called an "executive session"; it wasn't.  But their successors were allowed to sit on the Board, even though they were not duly-appointed. HOA Announces Officers for the Next Year

 In an email from the office on December 2, the HOA announced the officers of the Association for the following year (until November 2026). They are: President, Brenda Bryant Vice-President, Jeff Lummel Secretary, Angelo Turley-Moore Treasurer, Linda Potter Brenda and Linda were re-elected to the Board of Directors on November 18, 2026. Jeff and Angelo were elected to the Board on that date.  Brenda, Jeff, and Angelo were write-in candidates, after the Nominating Committee failed to place them on the ballot. Each was a fully-qualified applicant for the Board who should have been a candidate on the ballot.  In addition to the officers, three other directors are on the Board: Tanisha Holmes, who is serving the second year of a two-year term (2024-2026); William Hill, who was appointed (improperly) on July 1, 2025, to succeed one of the two directors who resigned in May 2025. Mess-up with December 2nd Board Meeting

The December Board Meeting will be held tonight at 6:30PM in the HOA's office at 305 Ridge Trail Drive. Due to very limited space, tonight's meeting attendance will be limited to Board members and Voting Members. The Minutes of the November 18th Board Meeting have not been published yet, but apparently there was an attempt by some of the directors to change the Board Meeting frequency from monthly to not-less-than-quarterly. This is yet another reason why officers should have been elected at the first board meeting following the Annual Meeting of Voting Members, which was the Board Meeting on November 18th. This meeting-night mess would not have happened. It's hard enough to Members (homeowners) to know what is really going on with their HOA. The four elected directors (Brenda Bryant, Jeff Lummel, Linda Potter, and Angelo Turley-Moore) want monthly meetings to continue. They welcome the homeowner participation at monthly meetings. Dec. 2 BOD Meeting Starts in 7 Hours, but Where?

The December 2nd Board of Directors Meeting starts at 6:30PM, only 7 hours from now. But where will the meeting be held? Why hasn't Town & Country, the HOA's property manager since October 1st, announced the location? As of the Summit Scoop's publication in early November, the location was "TBA". It likely will not be at Brookland Baptist Church Northeast. Will it be at the North Springs Park Community Center? It was not possible to learn at 11:15AM, because The Center's voice mailbox (803.736.6070) is full. Why isn't the location shown on the online December Calendar on the HOA's website? Better yet, why isn't the BOD Meeting shown on the December Calendar on the HOA's website?

Source of Funds For That $139,349?

In the Minutes of the October 7, 2025 Board Meeting are approved expenditures totaling $139,349.66 . See the Finance Committee Report in those Minutes. Every month the Board approves requests for spending, and no one ever asks where the money is coming from. Some of the spending is for Operations; other spending is for or on capital projects. But no one asks; no one tells. Also, every month the Minutes do not show the total for all the spending approved. A popular quote is, "We can't be out of money. We still have some checks left." Was this the financial policy of the previous Board of Directors (before the November 18, 2025 election)? Reserves have been dwindling fast, because of insufficient contributions to Reserves that should have been in the Budgets. In 2024 ZERO was budgeted for Reserves. In 2025 only $3,000 was budgeted for Reserves. The Proposed 2026 Budget, to be voted on tonight, shows $91,081 for Reserves. (In 2020 the budgeted contribution to Reserves was $1...

Association Audit (2024?) - $7,039

Do you ever read the Minutes of Board Meetings? They are posted on the HOA's website.  Go to www.summithomeowners.com   Hover over RESIDENTS, click on DOCUMENTS. Scroll down to Board of Director's Minutes.  Find the Minutes you'd like to read; then Click on the month/year. An important entry appears in the Finance Committee report* in the Minutes of the October 7, 2025 Board Meeting. "Association Audit (L. Douglas Johnson CPA): $7,039 – Approved" Is this the long-awaited 2024 Annual Audit? Who is L. Douglas Johnson? An online search shows a CPA by that name in Greensboro, North Carolina. Is that where his office is? Does he have a Columbia office? If not, why did the HOA select a CPA whose office is 174 miles north of The Summit? I may have missed something in previous Board Minutes.  When did the Board advertise for an auditor?  How many bids did the HOA receive?  When did it select Mr. Johnson?  When did the Board retain Mr. Johnson to do the Audit?...

Where Will HOA Meeting Be?

Just in case you are wondering where the HOA's Board Meeting will be tomorrow (Tuesday, December 2, 2025), you won't find that out by viewing the HOA Calendar on the HOA's website. Not only is the location not on the online Calendar, the Board Meeting itself is not on the Calendar. The Summit Scoop for November 2025 announces the Meeting will be on December 2. The location? TBA I wonder just when Town & Country will be informing Members and residents of the location... Will 100 people be emailing and calling the office tomorrow? "Nominating Committee formed" - Seriously?

Near the beginning of the Minutes of the October 7, 2025 Board Meeting, right under Neighborhood Concerns it reads, in part, "Nominating Committee formed - Members: Carmen Claud, Mary Beth Edwards, Stan Haines.  - Will review board applications.  - Meeting scheduled for second Tuesday of November, may be rescheduled.  - Voting members encouraged to visit the office to express interest in joining committees.  - Must be active and attend meetings." What does "formed" mean? Why did they think, on October 7th, that the November 11th board meeting might have to be re-scheduled? How much did that have to do with the letter that Danny Trapp had sent to Brookland Baptist Church Northeast in mid-September, which resulted in the Church's banning three homeowners and one resident from the church property (and HOA board meetings and the Annual Meeting of Voting Members)?
