The HOA's Board has only ONE job

In just over two months the HOA must elect three directors. Usually, the following Board Meeting dates are announced in the Summit Scoop. However, the August Scoop announces only the September 1st Board Meeting. 

The terms of Directors Tanisha Holmes, William Hill and Noel Weatherbee expire in November 2026.

The Voting Members, if there are enough of them in November to meet the quorum requirement (15), should look closely at all three to determine whether they merit consideration for re-election. 

As of the August Scoop, there does not appear to be a Nominating Committee. Angelo Turley-Moore is listed as the Chair of the Nominating Committee, but no members are named. 

The Board is negligent in its duty to populate the Nominating Committee, which is to invite and choose candidates for the three open positions.

The Board is also negligent in populating the (HOA's) Neighborhood Committee which, according to its website, is responsible for assisting all the neighborhoods to elect a Voting Member and two Neighborhood Representatives. As of the August Scoop, there are only 11 Voting Members - not enough to meet a quorum for the Annual Meeting of Voting Members and legitimate election of three Directors.

If those 11 neighborhoods had legitimate Neighborhood Meetings, each should have two Alternates listed, in addition to a Voting Member. Only six (6) neighborhoods of the 11 list three names.

Seventeen (17) Neighborhoods have no representation at all.

The one job of the Board of Directors is to represent all 2,480 property owners by acting in compliance with the Governing Documents (CC&Rs, By-Laws, PRM, and other established written documents). All the bickering and back-biting needs to stop. ALL SEVEN directors should be working together for the benefit of the Association. Petty differences and personal agendas should be set aside.

The HOA needs 15 qualified, legitimate, duly-elected Voting Members before the November meeting. How will it get the required number?

What happens if the HOA fails to hold an bonafide election in November? Will the State of South Carolina step in and take over?

What Letter to Danny?

The Minutes of the September 2, 2025 Board Meeting include a report by the then-chairperson of the HOA's Neighborhood Committee that "The committee met on August 16th on the litigation matter and voted to send a letter to Danny." First of all, I don't think it was the Neighborhood Committee that met on August 16th; I think it was a meeting of the Voting Members. The Neighborhood Committee would have nothing to do with the "litigation matter"; meaning the HOA's lawsuit against Gus Philpott (me). What did that letter say? Was it a friendly "You're doing a great job, Danny" letter or was it a letter critical of the litigation that had been filed by Danny in the name of the HOA?  Did the letter make some demands on Danny Trapp? If that letter really was sent by the Neighborhood Committee, then a copy of it should be included in the Minutes of the Committee's meeting. Study Your Board Candidates - Linda Potter

Contact your "recognized Voting Member" and ask him/her to elect only directors who are  of the highest caliber,   selected for interpersonal skills, dedicat(ed) to the betterment of our Association and community, and  free of any personal agenda. (Source: HOA Mission Statement, Nominating Committee) OK, let's look at the eight candidates, one by one. Eighth, Linda Potter Linda is a homeowner in the Founders Ridge neighborhood. She was elected to the Board on November 7, 2023. Linda served as Board Treasurer from November 2023 to November 2024.  For the most part, Linda's participation in Board meetings was to present motions for items for which the Board had to authorize spending. As I recall, she played an important role in moving HOA funds from low-interest accounts (0.05% and 0.75%) to market-rate interest, substantially increasing the interest earnings on that money.
