Why the Extension?

Last week the office sent out this email on behalf of the Board of Directors.

NOTICE OF EXTENSION OF VOTING DEADLINES FOR PROPOSED AMENDMENTS

July 30, 2026

Dear Owners and Voting Members,
The Board of Directors of The Summit Community Association has approved an extension of the deadlines related to the proposed amendments distributed on June 19, 2026. This extension has been granted to allow additional participation from homeowners and Voting Members.
Please note that the proposed amendments, ballot questions, voting standards, and approval requirements have not changed. Only the deadlines for submitting ballots have been extended.
The revised deadlines are as follows:
Owner Direction Referendum due: August 31, 2026
Voting Member ballots and certifications due: September 14, 2026
No new ballot is required. Please use the ballot included in the original mailing. If you have already submitted your ballot, no further action is required. If you have not yet submitted your ballot, you may email it to the Summit Help Desk at summithelpdesk@tcgrd.com or bring it to the Association office before the applicable deadline

Why would they do this? The most-likely reason is that too few homeowners returned their "vote" on the Proposed Amendments.

The message to the Board should be clear that the homeowners don't like the proposed Amendments. 

In that same July 30 message, the Board announced a Town Hall meeting about the Amendments:

The Board of Directors also invites all homeowners to attend a Town Hall meeting to discuss the proposed amendments and answer questions regarding the voting process.

Date: August 22, 2026

Time: 10:00 a.m. – 1:00 p.m.

Location: Birch Park

Light refreshments will be provided.

Good questions seem to be 

  • Why is a three-hour Town Hall scheduled in an open setting (park) on what is probably going to be a hot morning?
  • Is an open, outdoor setting the proper venue for such an important "Town Hall"?
  • Will the same questions be presented, as people come and go during a three-hour period?
  • Will the full board be present for the entire time?
  • Why three hours?
There should be a Regular Board Meeting tonight where this business could be addressed, but there won't be. The Board now meets every other month and conducts much business out of the view of Members. The Board fails to report on those meetings in Minutes that should be posted promptly on the HOA's website.

What Letter to Danny?

The Minutes of the September 2, 2025 Board Meeting include a report by the then-chairperson of the HOA's Neighborhood Committee that "The committee met on August 16th on the litigation matter and voted to send a letter to Danny." First of all, I don't think it was the Neighborhood Committee that met on August 16th; I think it was a meeting of the Voting Members. The Neighborhood Committee would have nothing to do with the "litigation matter"; meaning the HOA's lawsuit against Gus Philpott (me). What did that letter say? Was it a friendly "You're doing a great job, Danny" letter or was it a letter critical of the litigation that had been filed by Danny in the name of the HOA?  Did the letter make some demands on Danny Trapp? If that letter really was sent by the Neighborhood Committee, then a copy of it should be included in the Minutes of the Committee's meeting. Study Your Board Candidates - Linda Potter

Contact your "recognized Voting Member" and ask him/her to elect only directors who are  of the highest caliber,   selected for interpersonal skills, dedicat(ed) to the betterment of our Association and community, and  free of any personal agenda. (Source: HOA Mission Statement, Nominating Committee) OK, let's look at the eight candidates, one by one. Eighth, Linda Potter Linda is a homeowner in the Founders Ridge neighborhood. She was elected to the Board on November 7, 2023. Linda served as Board Treasurer from November 2023 to November 2024.  For the most part, Linda's participation in Board meetings was to present motions for items for which the Board had to authorize spending. As I recall, she played an important role in moving HOA funds from low-interest accounts (0.05% and 0.75%) to market-rate interest, substantially increasing the interest earnings on that money.
