Will there be an Election in November?

The HOA will be unable to hold an election of three directors in November, if there aren't enough Voting Members to make a quorum.

Since the Board has failed in its responsibility to populate a Neighborhood Committee (of the HOA) and charge them with carrying out its Mission to assist every neighborhood to elect a local Neighborhood Committee, including a Voting Member, the legitimate Voting Members should get busy right now and work with the neighborhoods that do not have a Voting Member and two Alternates.

The Governing Documents require an election. 

Past Boards have done an abysmal job of running the Association in compliance with the By-Laws and the CC&Rs. The financial condition of the HOA is prime proof.

A professional Management Company is supposed to guide the Board. 

Time is running out.

M.H.G.A. - Make HOA Great Again!

Homeowners and Residents in The Summit can look forward to positive changes in how the HOA is run.  It's my feeling that homeowners (Members) and Residents will experience a new era of Respect that hasn't been here for a long time.  Allow your new Board a "honeymoon" period. The new leadership of the Association (meaning the officers on the Board of Directors) will be hard at work to get a handle on everything that is wrong and to begin fixing it. It won't happen overnight. About Fines in The Summit's HOA

Do you bother to inspect the Budget when it is proposed for the following year? Do you ever examine the monthly financial reports of the HOA? How much do you think the HOA will collect in fines this year? How much do you think the HOA collected in Fines last year? The Line in the Budget that you'll want to look at is Line 4600 Fines - Violations. Sitting down? In 2024 the HOA collected $57,446.91 in Fines. The amount budgeted in 2024 was $20,000. In 2025 the HOA expects to collect $50,000. As of June 30, 2025 the HOA has collected $38,670. At this pace the HOA will collect $77,340 in the full year, or $27,340 (55%) more than estimated in the Budget. Why are fines running so high? Should the Board just grin and rub their hands together in glee, or should the Board create an ad hoc Committee to examine the Fines category and determine what can be done to reduce the penalties on its Members?
