Where is the November Scoop?

It's November 11th, and no Summit Scoop for November has yet been published. The election of four directors is one week away. Will this issue of the Scoop name the five candidates chosen by the Nominating Committee for election to the Board? Will it name all eight of the eligible applicants and give any reason why three very good applicants were not approved by the Nominating Committee?  Will it identify the newly-constituted Nominating Committee and give any explanation to Members (homeowners) why a very late and major change was made in the composition of the Nominating Committee?  Did the Board approve the current members of the Nominating Committee (Tanisha Holmes (Board VP), chairperson; Carmen Claud, Stan Haines, Mary Beth (Maribeth?) Edwards)? According to recent Minutes of Board Meetings, it did not. The Minutes of the October 7, 2025 Board Meeting state "Nominating Committee formed." There was no mention of appointment of members. There was no mention of any Boa...

Church Rescinds Ban on Four Residents

Will the November 2025 Summit Scoop include the "news" that Board President Danny Trapp attempted to have three HOA Members and one resident banned from the location of monthly Board meetings and the upcoming election of Directors? The three Members included two Voting Members and one homeowner who expected to be his neighborhood's Voting Member by the November 11th meeting date. Those three would not have voted to re-elect Danny Trapp. The November meeting date and location have now been changed. The Annual Meeting of Voting Members (and election of four directors) and the monthly Board meeting will not be held at the Brookland Baptist Church Northeast on November 11 (today).  Has the HOA lost its regular meeting place at the Church? Danny's written request to the Church in September and the resulting blowback have produced a schism between the HOA and the Church. According to a RCSD deputy yesterday (11/10/2025), the Church has rescinded its trespass letter. I haven...

Did HOA Stop Emailing Residents?

For seven years I received emails from the HOA. I was registered on the (CAMS) portal as a Resident and regularly received messages from the office. With the change in management companies from CAMS to Town & Country on October 1, 2025, those emails have stopped.  How do I know they stopped? Because I see copies of emails being sent to homeowners (Board Meeting date/location change; lost dog), and I did not receive them directly. I emailed the HOA office ( SummitHelpDesk@tcgrd.com ) on November 5, asking that emails resume to my email address, but they haven't. Previously, I was informed by the office that it knew email addresses for only about 75% of the properties in The Summit. I wondered, of course, why they did not make an effort to increase that number. No request for email addresses (or updates) accompanied Assessment notices, and no request ever appeared in the Summit Scoop or Board Minutes. Aren't all Members and non-home-owning Residents entitled to news about Th...

Study Your Board Candidates - Angelo Turley-Moore

Contact your "recognized Voting Member" and ask him/her to elect only directors who are  of the highest caliber,   selected for interpersonal skills, dedicat(ed) to the betterment of our Association and community, and  free of any personal agenda. (Source: HOA Mission Statement, Nominating Committee) OK, let's look at the eight candidates, one by one. Sixth, Angelo Turley-Moore I met Angelo at a Board Meeting in November. He stood out from the crowd because he was sitting up front and he addressed the Board with specific issues. Not that it mattered much to the Board. Angelo has been collecting signatures to become a Voting Member for Indigo Springs. The HOA's Neighborhood Committee was of no help to him (or to any other neighborhood). This Board continues to recognize "getting signatures" as a way to become a Voting Member. He expects to have the number of signatures required by the Board to be recognized before the November 18th board meeting.  A...

Don't Believe the HOA Calendar

Wouldn't you think that, between seven board members and 1-2 HOA management people in the office, somebody would have noticed that the November calendar on the HOA website still shows November 4th for the "BOD Myg" [ sic ]? It's just plain carelessness, sloppiness, and inattention. I don't know any more words for it (well, yes; I do). Sure, November 4th is when it should have been; you know, the first Tuesday of the month. But a different date was in The Summit Scoop in September and October - November 11th. Then that date got blown away, perhaps because of Danny Trapp's letter to the church, which the church received on September 15. Or because the church, as of October 17, didn't have any HOA meeting on its calendar for November 11th. So, who is to blame? If you ask the Board, no one is. But is it the Secretary, Noel Weatherbee? Or is it the "leadership team" (Trapp, Holmes, Hill, Weatherbee)? Or is it the full Board? Or the Town & Country ...

Role of the Treasurer

Is The Summit's HOA paying the price for the revolving door on the Treasurer's office? Since November 2023 there hasn't really been a Treasurer's Report at board meetings, and there wasn't much of a report at meetings before that. In the past two years the Treasurer has just made a bunch of motions to spend money. There hasn't been a "report" of HOW the Association is doing. Are financial matters improving? declining? It's the job of the Treasurer to guide and manage income and expenses of the HOA. Prior to that, many reports were, to the effect, "everything is in good shape". It wasn't, but that's what Members were told. Attention should have been given to putting the HOA's money to work at higher interest rates than 0.05% or 0.75%, but the then-Treasurer was worried about early termination fees for premature withdrawal of CD funds. How long do you have to think about moving money from 0.05% to 3% or higher? About five secon...

How Much to Reserves in 2026?

The HOA is required to fund Reserves  (CC&Rs, Art. X, §6 Page 17) . Reserves are critical to maintaining a solid financial basis. But over the past few years, as operating expenses increased, the various Boards of Directors   hid those increasing  expenses from the Members by reducing the money budgeted for Reserves and using it for operating expenses. Your assessment stayed the same. When they shrank the contribution to Reserves, the Boards did not lower your Assessment. Who did that? The Treasurer and the Finance Committee and the Board of Directors. No one blew the whistle. No one cried, "Foul!" No one said, "Wait! You can't do that." In 2020 $163,965 was budgeted for Reserves.  In 2021 $146,155 was budgeted for Reserves. (Down $17,810 from the year before) In 2022 $91,610 was budgeted for Reserves. (Down $54,545 from the year before) In 2023 $39,677 was budgeted for Reserves. (Down $51,933 from the year before) In 2024  ZERO ...
