Important HOA Meeting 9/6/2022

An important monthly board HOA meeting is scheduled for Tuesday, September 6, 2022, at 6:30PM at Brookland Baptist Church Northeast.

The HOA never publishes an agenda, and even the agenda at monthly meetings does not contain specific information.

Expected at this month's meeting are the 2021 Audit and the announcement of the Nominating Committee.

The new auditor is believed to be Rebecca Brendle, CPA, although her name and appointment are not mentioned in Minutes of any prior meeting. It is believed that her hiring took place during a pre-board meeting earlier this year, out of sight of the Members of the HOA and not voted on at any public meeting.

The By-Laws state that the Nominating Committee is to be appointed every year. It is not a Standing Committee. The members of the Nominating Committee do not serve perpetually. The By-Laws (Article III, A, Section 5) read:

"The Nominating Committee shall be appointed by the Board of Directors not less than thirty (30) days prior to each annual meeting of the Voting Members to serve a term of one (1) year or until their successors are appointed, and such appointment shall be announced at each such annual meeting."

The Voting Member Annual Meeting will likely be November 1, 2022, the first Tuesday in November. 

Since the October board meeting will be October 4th is less than 30 days before November 1, then the Nominating Committee should be appointed on September 6.

The Nominating Committee will need the extra time to prepare for this year's election, because of the short window between October 7 and November 1. Applications for election as Director must be submitted by October 7. The election is three weeks and a few days later.

Barony Place Neighborhood (Barony Place I and Barony Place II attempted to hold a Neighborhood Meeting this afternoon. Of the 78 homes, seventeen (17) homes were represented, and that was not sufficient to meet the quorum requirement of 26. Open Letter to Barony Place "Voting Member"

An open letter to the "Voting Member" of Barony Place Neighborhood. Good morning, Billie, If you and/or an Alternate attended last night's board of directors meeting, will you please send out a recap of the meeting to Ann Stirlen and me (and to all the homeowners and residents in Barony Place)? About a dozen homeowners from throughout The Summit showed up for the board meeting  at the church  last night, only to learn from one person that it had been switched to Zoom, which allowed the board to meet in secret. Many of them had not received the email from the office that the board was (illegitimately) closing the meeting to homeowners. There are only about 1,800 (73%) email addresses of the 2,480 Members in the website database. Special Assessment Possible?

How would you feel about a $3,000 Special Assessment levied by the HOA against you and every other HOA Member (homeowner)? Article X, Section 4 in the CC&Rs allows this. Are you aware of that? Should the Board do everything possible to eliminate the possibility of such a Special Assessment? What is the Board doing that might just lead directly to such an Assessment? The HOA, by actions of the President (Justin Martin), the Treasurer (Vernell Butler, and the Safety Committee Chair (Dennis Rybicki) entered into a contact with the Richland County Sheriff's Department, effective February 1, 2023.
