Open Letter to the HOA Board

The following email has been sent to the HOA Board of Directors and the HOA Management agent, Angela Adleman.


Good afternoon, board members and Angela,

When you hold your pre-board meeting on January 25, will you please confine business to planning the agenda for the February 1st Regular Board Meeting?

No "business" should be conducted in secret at the pre-board meeting. Justin occasionally refers to it as a workshop. No decisions should be made. No votes should be taken. No agreements to vote certain ways should be made.

Business should be conducted in the open at the monthly board meetings. Discussions of business matters should be conducted in full public view at monthly board meetings.

The board should make decisions by voting on Motions made and seconded. The Minutes should be approved by the full board. There are often errors and omissions in the Minutes, but no one ever offers corrections. The Minutes erroneously state every month that they were approved "by the board". They haven't been. The Minutes of the December 7th meeting fail to state that the 2022 Budget has not been approved yet. The election of officers, conducted at a pre-board meeting, was not in compliance with By-Laws and should be ratified at a public board meeting.

The HOA still does not have an approved budget for 2022. No proposed budget has been published on the website for inspection and comment by homeowners (Members).

No approved budget for 2021 was ever published on the website. Under the 2021 link for Annual Budgets on the website are shown the Approved 2020 Budget and the Proposed 2021 Budget. The management office should have published the 2021 Approved Budget as soon as it was approved. Two Treasurers have succeeded George without correcting that error. Didn't anyone on the board catch that?

The Board still needs to address the improper election of a fifth Director last November and its failure to announce the board vacancy that was created by George's death in April. That vacant Director position expires in November 2022 and, according to the By-Laws, is to be filled by appointment, not by election by the Voting Members.
