Voting Members, Step Up Now

There may be only ten (10) legitimate Voting Members in the HOA; there should be 28.

There will be no public Board Meeting in October or before the Annual Meeting of Voting Members, which will probably be on November 10, 2026.

Homeowners (Members) will have to fight for and demand true information about the Nominating Committee, preparation for the election, and conduct of the election of three directors in November.

Voting Members must elect only candidates who have the best interests of the Association and who do not have personal agendas that run counter to the best interests of the Association.

The terms of three directors (Noel Weatherbee, William Hill, and Tanisha Holmes) expire on November 10, 2026, if there is an Annual Meeting of Voting Members and an election. None should be elected to another term.

The Board has taken over the nominating process. The Board has failed to assist 18 neighborhoods to hold their Annual Neighborhood Meeting, at which homeowners would elect a three-member Neighborhood Committee, which would elect a Voting Member. 

Is the Board trying to sabotage the 2026 election by having too few Voting Members to make a quorum, preventing the (HOA) Voting Members' meeting and election?

The Board-influenced Nominating Committee failed in 2025, when it nominated applicants who were less-qualified and failed to nominate applicants who were well-qualified. The Voting Members saved the day by insisting on write-in votes. They will have to do the same thing this year.

The Voting Members should expect resistance from the Board President and Nominating Committee Chair, and they should be prepared to overcome it. 

The ten legitimate Voting Members should do quickly what the (HOA's) Neighborhood Committee has not done. They should assist as many of the 18 neighborhoods as possible to hold Neighborhood Meetings. 

If a legitimate election of three directors is not held, Homeowners should contact the S.C. Attorney General and the S.C. Secretary of State. The State of South Carolina should take over The Summit's HOA and protect the interests of 2,480 homeowners.

About Fines in The Summit's HOA

Do you bother to inspect the Budget when it is proposed for the following year? Do you ever examine the monthly financial reports of the HOA? How much do you think the HOA will collect in fines this year? How much do you think the HOA collected in Fines last year? The Line in the Budget that you'll want to look at is Line 4600 Fines - Violations. Sitting down? In 2024 the HOA collected $57,446.91 in Fines. The amount budgeted in 2024 was $20,000. In 2025 the HOA expects to collect $50,000. As of June 30, 2025 the HOA has collected $38,670. At this pace the HOA will collect $77,340 in the full year, or $27,340 (55%) more than estimated in the Budget. Why are fines running so high? Should the Board just grin and rub their hands together in glee, or should the Board create an ad hoc Committee to examine the Fines category and determine what can be done to reduce the penalties on its Members? M.H.G.A. - Make HOA Great Again!

Homeowners and Residents in The Summit can look forward to positive changes in how the HOA is run.  It's my feeling that homeowners (Members) and Residents will experience a new era of Respect that hasn't been here for a long time.  Allow your new Board a "honeymoon" period. The new leadership of the Association (meaning the officers on the Board of Directors) will be hard at work to get a handle on everything that is wrong and to begin fixing it. It won't happen overnight. Be sure to welcome Brenda Bryant, Jeff Lummel, Linda Potter, and Angelo Turley-Moore to their new roles as President, Vice-President, Treasurer,  and Secretary, respectively.
