Last Night's Board Meeting (9/1/26)

Who ran last night's Board Meeting? Brenda Bryant, the legitimate Board President? Or Noel Weatherbee, the wannabe Board President?

Did the Board explain what happened at last week's pre-board meeting ("workshop")? Did the Board explain that it is not supposed to take any actions (votes) at pre-board meetings? 

Did the Board announce which four directors voted to oust Brenda? See Page 1 in the September 2026 Summit Scoop.

Did the Board announce the name of the CPA who was retained to conduct the 2025 Annual Audit (which was due on 8/31/26)? Has one been retained?

Why hasn't the Board ever commented on the cause of the $445,000 drop in Cash & Cash Equivalents in 2025, when Danny Trapp was Board President and William Hill was Treasurer? Why isn't anyone demanding an answer?

Why hasn't the Board ever announced the total cost of suing Gus Philpott (me) in Circuit Court? The lawsuit was prohibited by the CC&Rs, because the Voting Members never approved it (and couldn't). Danny Trapp was Board President then. I estimate it cost the HOA $25,-$30,000. The HOA illegally disbursed funds for legal fees and costs, because the Board never approved the lawsuit (and couldn't.) Should Danny Trapp have to pay the HOA back for that decision?

M.H.G.A. - Make HOA Great Again!

Homeowners and Residents in The Summit can look forward to positive changes in how the HOA is run.  It's my feeling that homeowners (Members) and Residents will experience a new era of Respect that hasn't been here for a long time.  Allow your new Board a "honeymoon" period. The new leadership of the Association (meaning the officers on the Board of Directors) will be hard at work to get a handle on everything that is wrong and to begin fixing it. It won't happen overnight. Be sure to welcome Brenda Bryant, Jeff Lummel, Linda Potter, and Angelo Turley-Moore to their new roles as President, Vice-President, Treasurer,  and Secretary, respectively. About Fines in The Summit's HOA

Do you bother to inspect the Budget when it is proposed for the following year? Do you ever examine the monthly financial reports of the HOA? How much do you think the HOA will collect in fines this year? How much do you think the HOA collected in Fines last year? The Line in the Budget that you'll want to look at is Line 4600 Fines - Violations. Sitting down? In 2024 the HOA collected $57,446.91 in Fines. The amount budgeted in 2024 was $20,000. In 2025 the HOA expects to collect $50,000. As of June 30, 2025 the HOA has collected $38,670. At this pace the HOA will collect $77,340 in the full year, or $27,340 (55%) more than estimated in the Budget. Why are fines running so high? Should the Board just grin and rub their hands together in glee, or should the Board create an ad hoc Committee to examine the Fines category and determine what can be done to reduce the penalties on its Members?
