What Is Needed For a Neighborhood Meeting

The By-Laws of the HOA require every one of the 28 neighborhoods in the Summit's HOA to hold an Annual Neighborhood Meeting. That's every year! For Barony Place (I & II) 1/3 of the 78 homes must be represented. This can be in-person or by proxy. Twenty-seven homes should be represented. Does everyone have to attend? No. If you will not attend, give your Proxy to someone who will attend. At this Meeting, the homeowners elect a Neighborhood Committee of three homeowners.  The Neighborhood Committee then selects one of its three to be the Voting Member. The other two are Alternates. The Voting Member and Alternates serve for one year or until the next election, which should be in one year. It's not a lifetime appointment. It's not perpetual. It's not a life sentence. HOA's Nominating Committee

T here will be an election of Directors for the HOA's Board on November 14, 2023. The HOA has a Nominating Committee. Want to run for the Board? Contact the office ASAP for the procedure to follow. The Mission of the Nominating Committee is to provide " quality candidates to hold office on the Board. Candidates will be of the highest caliber, selected for interpersonal skills, dedication to the betterment of our Association and community, and free of any personal agenda. " The terms of Justin Martin, Mary Ann Game, Greg Thomas, and Brenda Bryant end on November 14, 2023, and four Directors are to be elected by the Voting Members. According to the HOA's website, the members of the Nominating Committee are  Mary Ann Game , Chair, Vernell Butler, Michael Bryant, Auby Dellinger, James Glenn, Jeff Lummel, and Kristie O'Brian. We would like to take a moment to provide you with important information regarding the Monthly Open Board Meetings as outlined in the Summit governing documents.     Historically, the Monthly Open Board Meetings were accessible to all homeowners who expressed interest in attending. However, recent events have prompted the Board of Directors to conduct a comprehensive review of our operational processes. Outrage - the 7/31/2023 Financial Statements

The July 31, 2023 financial statement has been posted to the HOA's website. When you look at the Accounts Receivable on the July 31, 2023 financial statements of the HOA, you should be outraged! The Manager Notes begin with, "Overall The Summit's Financials are very strong and currently are operating under budget." Member Receivables are $570,056.02 as of 7/31/2023. Compare that with Member Receivables of $432,483.29 as of 6/30/2023. The increase in Member Receivables in one month is $137,572.73 (31.8%). Do you agree with the optimism of the "Manager Notes"? The July 31, 2023 Receivables are broken down as $175,481.14 Current* $  11,467.64 over 30 days $  12,997.25 over 60 days $370,109.99  over 90 days $570,056.02 Semi-annual Dues (regime fees) were due 7/1/23. Why have By-Laws?

What is the purpose of By-Laws of a corporation? The By-Laws are the rules of the road. The Covenants (CC&Rs) are the road; the By-Laws are the rules of the road. The By-Laws direct those running the corporation (here, the HOA) for the benefit of the Members (you, the Homeowners). Those who are running the corporation (the Board of Directors) are supposed to follow ("comply with") the By-Laws. What should happen if (when!) the Board fails to comply with the By-Laws?

Barony Place II Landscaping

Have you been wondering about the landscaping in Barony Place II? Here is a reply I received today to questions about the three islands (tree removal, dry grass, lack of shrubs) and the entrance to Barony Place II: " Gus, as you may know, we have terminated the contract with Bright View effective September 30, 2023. Green Earth will take over October 1st. In fact they are already working on the Parkway and will continue as Bright View is doing practically NOTHING. The areas you question are planned to be taken care of. The stumps can be ground and the trees removed but nothing can go in until we have the irrigation issue completed. Green Earth will have 2 irrigation techs checking the entire system and I have talked to Viable irrigation who had set up the system 2 years ago and he is willing to work with Green Earth to help get this thing DONE, but, we can't plant anything new until we are assured that the system is fixed properly. Traffic Enforcement

It was nice to see deputies working on Summit Parkway today at the noon hour. Two deputies were working and had drivers stopped, when I passed by at 11:15AM and again about 12:00PM.  When you see deputies and have the opportunity, please thank them.
