Historically, the Monthly Open Board Meetings were accessible to all homeowners who expressed interest in attending. However, recent events have prompted the Board of Directors to conduct a comprehensive review of our operational processes. In alignment with our commitment to adhering to the governing documents, we have resolved to restrict participation in the Monthly Open Board Meetings exclusively to Voting Members, Alternates, and Committee Chairs as outlined in the governing documents.
We acknowledge that you may have questions or concerns regarding matters within the Summit.

Don't let the Board of Directors BS you. Your engagement and involvement are not of the "utmost importance" to the Board. If it were, they would comply with the By-Laws.
What were the recent events?
A homeowner spoke at the end of the August 8, 2023 board meeting and complained about a disparaging and defamatory remark emailed by Treasurer Vernell Butler to Gus Philpott and 12 others. Vernell wrote to Gus, " I actually feel sorry for the homeowner that you squat with."
Do you know what a squatter is? Wikipedia: "Squatting is the action of occupying an abandoned or unoccupied area of land or a building, usually residential, that the squatter does not own, rent or otherwise have lawful permission to use."
Then a Voting Member asked about the integrity of the bidding process for the management contract.
Justin wrote on nextdoor.com, in part, "The reason why the Board chose to close the BOD meeting is you." Meaning me, Gus Philpott.
Justin led the Board to close monthly Open board meetings because of one person, a resident, who had been a gadfly for more than four years, raising many questions about lack of compliance with the By-Laws and about misleading information in financial statements. What does Justin Martin, the HOA President, do? He shuts YOU out of YOUR Association meetings.
Don't accept that. Demand that board meetings be open to Members (and their legal representatives).
I challenge Justin to a debate in front of the entire board, the Voting Members, and as many homeowners who wish to watch. He can bring the HOA's attorney. The only thing I'll have on my side is a copy of the By-Laws.
I suggest it be under oath to tell "the truth, the whole truth, and nothing but the truth." I predict winning by a landslide.
