Next HOA Election - November 4, 2025

The next election of directors will be Tuesday, November 4, 2025. Four directors are to be elected. Applications close on Friday, October 3rd.

The seats of Danny Trapp, Brenda Bryant, Linda Potter, and Patricia Pollin will be open.

Why is this election so important?

The chaos of the past two years must be stopped. Poor decision-making, pettiness, divisiveness, and arguments must cease. 

The Board of Directors should work together for the betterment of the Association and the community. Personal agendas should be left at home. Unilateral decisions must stop.

Danny Trapp was elected to the Board in November 2023, and then the Board elected him as President. 

He declared himself as the sole contact with the new lawyer. The Board never voted on that and should not have allowed it. Having one person on the Board who is sole contact with the lawyer is not necessarily a bad idea, but that one person must keep the full board involved on all legal matters. That has not happened.

Trapp allowed Pollin to be nominated and appointed to the Board in November 2023 to replace Greg Thomas, who resigned almost immediately after being re-elected. Pollin was not eligible to be considered or appointed. Three board members were not told that Pollin was ineligible. 

Trapp allowed decisions to be made in pre-board meetings.

Trapp allowed Budgets to be passed in 2023 and 2024 that did not provide adequate contributions to Reserves.

Trapp had a lawsuit filed against Gus Philpott (me) that is prohibited by the CC&Rs.

Trapp has allowed illegal disbursements of HOA funds to be made in payment of legal fees for the prohibited lawsuit. 

Trapp conducted an improper "executive session" on July 1, 2025, in which two directors were appointed and two officers were elected. That "executive session" was invalid, and the appointments were not valid. The Board lacks two directors and it needs a bonafide Treasurer and Secretary.

Pollin is not eligible to be elected in November 2025.

Trapp should not be nominated or re-elected in November 2025.

The HOA office sent out an email at 3:29PM that read, in part, Due to Brookland Baptist Church being unavailable to accommodate the scheduled Board of Directors meeting on June 3rd, the meeting will now be held at the Summit Association office. Please note that space is limited at this location; therefore, only Voting Members and Committee Chairs will be invited to attend in person. What? No trampolines?

OK, you trampoline fans. Are your rights and privileges being tramped on by your Board of Directors? The office sent out an email just before 2:00PM threatening you with a dreaded violation notice and the possibility of fines, if you dare to put a trampoline in your yard.  This is what the email from the office said,  " Please be advised that, pursuant to Section 13, Page 22, Article XII of the covenants, no structure of a temporary nature shall be placed upon any unit or any part of the properties. What Story Do the Financials Tell?

At the May 6, 2025 Board of Directors meeting, the March Financial Operating Results were available. Did you pick up a copy? Was there any discussion of them? Usually there is not. Do board members examine them before the meeting? Does anyone on the Board really understand them?  Look at the page for the Operating Expenses - Variances. Twelve Line Items are shown. No totals are shown. Big mistake. But are the totals intentionally omitted? For these 12 Items the total of "YTD Variances" is $61,784.93. As of the end of March, the HOA has over-spent the 2025 Budget by $61,784.93. Look at the reason given for the over-spending in Line Item GL-5111 Irrigation Contract. "This is over budget and will remain over budget due to the 2025 budget is $75,000 and the monthly contracted cost is $10,140."
