In just over two weeks the management of your HOA will change. CAMS will depart. The new HOA management company, Town & Country, will begin services.
Managing a HOA of 2,480 properties and a large number of amenities and amount of Common Property is a daunting task for any property management firm.
Who knows where all the keys are? Who knows where shut-offs are? Who knows the actual status of all projects that are in process? Who will know exactly how many homes there are in each neighborhood? (The list from the office in June 2024 showed 2,595 homes, when there were actually 2,480!)
Did the Board have the foresight to require CAMS employees to create procedures manuals for each position in the office (property manager, assistant property manager, maintenance technician)? I recommended those several years ago to a past Board.
The Board has been recent changes in numerous roles involving Board leadership and committee assignments. There are three unannounced vacancies on the Board, because of improper appointments. The HOA has no legitimate Treasurer or Secretary at this time, because proper procedures were not followed.
Will Town & Country explain the errors to the Board and guide them in correcting past errors?
An extremely important election of four board members is less than two months away. Tanisha Holmes, VP of the HOA, is now the chairperson of Nominating Committee. Will the election process, as outlined in the PRM, be followed?
Applications to run for the Board are due by Friday, October 3, 5:00PM. How about some truly well-qualified applicants this year?
The long-time chairperson of the Ponds & Lakes Committee and the Covenants Committee has been removed.
A long-time member of the Finance, Covenants, and Nominating Committees has been removed.
When CAMS departs on Sept. 30, there will be no chairperson of the Newsletter Committee. Who will produce and publish The Summit Scoop at the beginning of each month?
Will the Minutes of the September 2nd Board Meeting be published before CAMS leaves? Will the 2024 Annual Audit be posted to the website?
Will the 2023 Forensic Internal Audit and the 2023 Forensic External Audit be posted to the website? Those last two cost the HOA $7,500. What did the HOA get for its money?
Will proper Notices of the October 7th Board Meeting, with required attachments, be distributed on-time to all board members?
Who is going to train the new Property Manager, so that there is a smooth transition from CAMS to Town & Country?
The Board of Directors desperately needs the right people. Members who are free from personal agendas. Knowledgeable, smart members who will conduct business in compliance with the CC&Rs, the By-Laws, and the published guides, such as the PRM. These Governing Documents are not just "suggestions"; they are the rules, and they should be followed.
