Who is Vernell Butler?

Vernell Butler showed up at a meeting of the Voting Members this week. He claimed he is a Voting Member. Is he?

Vernell was on the HOA's Board of Directors until shortly after November 7, 2023. He had been elected to the Board on December 1, 2020 and was re-elected to the Board in November 2022 for a two-year term (2022-2024). But, when he was not re-elected as Treasurer at the board-officer election in 2023, he quit abruptly - both as Treasurer and as a Board Member.

He must have heard about the Voting Member meeting this week and showed up, uninvited. He claimed to be a Voting Member.

But is he? On what date was the Neighborhood Meeting in the neighborhood of his property? Was a quorum of homeowners present, in-person or by proxy? Who was elected to the (local) Neighborhood Committee? Who was elected as chairman of that Neighborhood Committee? That person becomes the Voting Member. When was documentation filed at the office?

Vernell is the guy who tried to block me from entering a Board meeting at the church on July 12, 2022. We had arrived at the building's door at the same time. He physically blocked the doorway and said, "You're not coming in."

When he proceeded to the meeting room, I followed him. At the meeting room doorway, he again blocked me and told me I was not to enter. Then he threatened to get the deputies and keep me out. I pointed to two deputies seated across the room and said, "There they are." He went to them and brought them back to the doorway. He asked them to eject me from the meeting. They told him they weren't going to do that, and I entered and took a seat.

At monthly meetings Vernell, as Treasurer, often said "finances are in good shape", as he did on July 12, 2022. Seldom, if ever, did he give concrete details. He certainly did not speak about declining contributions to Reserves.

Rumor has it that Vernell wants to be back on the Board.

Frankly, it was a great day for the HOA, when Vernell resigned in a huff in November 2023.

June 3rd BOD Meeting now Closed to Members

The HOA office sent out an email at 3:29PM that read, in part, Due to Brookland Baptist Church being unavailable to accommodate the scheduled Board of Directors meeting on June 3rd, the meeting will now be held at the Summit Association office. Please note that space is limited at this location; therefore, only Voting Members and Committee Chairs will be invited to attend in person. One would think they would splash a message on the homepage of the HOA's website and change the location in the Calendar on the website; but No to both.  This last-minute change is highly adverse to the interests of the Members of the Association. The HOA must have some deal with Brookland Baptist Church Northeast for the rental of the meeting room. The dates must be arranged for the year. What Story Do the Financials Tell?

At the May 6, 2025 Board of Directors meeting, the March Financial Operating Results were available. Did you pick up a copy? Was there any discussion of them? Usually there is not. Do board members examine them before the meeting? Does anyone on the Board really understand them?  Look at the page for the Operating Expenses - Variances. Twelve Line Items are shown. No totals are shown. Big mistake. But are the totals intentionally omitted? For these 12 Items the total of "YTD Variances" is $61,784.93. As of the end of March, the HOA has over-spent the 2025 Budget by $61,784.93. Look at the reason given for the over-spending in Line Item GL-5111 Irrigation Contract. "This is over budget and will remain over budget due to the 2025 budget is $75,000 and the monthly contracted cost is $10,140."
