BOD Message: Be Nice

Did you like the "Everybody Be Nice" message from the Board of Directors on April 22?

Why didn't somebody from the "Board of Directors" sign her name to it?

The email from the office led off with, "After several incidents that have recently occurred, ..."

No examples of "several incidents" were given. That would have been informative. What were they? Who participated? Where did they happen? When did they happen?

Did they happen?

How many of them involved board members? 

Is there a grievance system when the problem is caused by a member of the Board? How do you get a hearing with the Board?

The last board meeting was mostly calm and polite. So what did the Board do? It announced that meetings would be bi-monthly.

What does a homeowner or resident do, when the office does not response to emails? Emails are great for a paper-trail. My experience is that the trail leads into the office and never comes back out.

Did you notice that "Residents" were not mentioned even once? The Summit has 2,480 properties. How many are owner-occupied? How many are not occupied by owners?

June 3rd BOD Meeting now Closed to Members

The HOA office sent out an email at 3:29PM that read, in part, Due to Brookland Baptist Church being unavailable to accommodate the scheduled Board of Directors meeting on June 3rd, the meeting will now be held at the Summit Association office. Please note that space is limited at this location; therefore, only Voting Members and Committee Chairs will be invited to attend in person. One would think they would splash a message on the homepage of the HOA's website and change the location in the Calendar on the website; but No to both.  This last-minute change is highly adverse to the interests of the Members of the Association. What Story Do the Financials Tell?

At the May 6, 2025 Board of Directors meeting, the March Financial Operating Results were available. Did you pick up a copy? Was there any discussion of them? Usually there is not. Do board members examine them before the meeting? Does anyone on the Board really understand them?  Look at the page for the Operating Expenses - Variances. Twelve Line Items are shown. No totals are shown. Big mistake. But are the totals intentionally omitted? For these 12 Items the total of "YTD Variances" is $61,784.93. As of the end of March, the HOA has over-spent the 2025 Budget by $61,784.93. Look at the reason given for the over-spending in Line Item GL-5111 Irrigation Contract. "This is over budget and will remain over budget due to the 2025 budget is $75,000 and the monthly contracted cost is $10,140." And They Are Still MIA

What are still MIA? February 2025 Financial Operating Results; April 2025 Financial Operating Results; March 2025 Financial Operating Results. Minutes of the 5/6/2025 Board of Directors (BOD) Meeting. Why haven't these been published on the HOA's website?  And where are the Internal Forensic Audit for 2023 and the External Forensic Audit for 2023? Where is the 2024 Annual Audit? Soon the Minutes of the 6/3/2025 BOD Meeting should be making their appearance. Or will they? What has changed in the Board's unwritten policy for informing 2,480 Members of the HOA about the Association's finances and monthly meetings? For years these documents were posted on the HOA's website. Not always on a timely basis, but they were posted.  And now??? The Voting Members should be complaining on behalf of their Neighborhood's homeowners. Are they? And, if they are not, the homeowners themselves ought to be complaining and demanding an explanation.
