HOA Alert re Vandalism
This afternoon the office emailed most Members and some residents about the rising costs of vandalism. Unfortunately, no details were provided.
Why didn't the message give even one example of vandalism or a few? Why no examples of cost of damage? How effective have the cameras been, after the HOA spent thousands of dollars on them?
Plus no one on the Board took responsibility for the announcement by including the name of the officer or director responsible for the message.
The Budget is already so tight that it doesn't even squeak. There is no wiggle room for increased expenses. Most budgets provide a little "grease" for unexpected expenses. Not the HOA's 2026 Proposed Budget.
I have previously expressed my opinion that the $50.00 annual increase in the 2026 Assessment was insufficient. It wasn't enough, but it was just under the 10% increase that the Board could levy without Voting Member approval.
Today's message warns of "increased assessments or a specific assessment to cover these costs." THE BOARD CANNOT DO EITHER!
The assessment for 2026 has already been increased from $510/year to $560/year.
The HOA cannot levy a Special Assessment because that would require approval of the Voting Members. At this time, there is only one (1) legitimate, duly-elected Voting Member. All the other "Voting Members" listed in The Summit Scoop and on the HOA's website are "recognized" by the Board, but they are not legitimate, duly-elected Voting Members.
The current Board should immediately appoint a chairman of the HOA's Neighborhood Committee and find five-six eager, smart homeowners who will assist 27 neighborhoods to hold Neighborhood Meetings, elect (local) Neighborhood Committees, and elect a Voting Member.
I say "27", not 28, because Barony Place already knows how to do this. Barony Place did it in May 2024 and May 2025, and it became the only neighborhood with a legitimate, duly-elected (local) Neighborhood Committee and Voting Member.
