Members, Demand Transparency!

Another week has passed. The March Board Meeting was March 3. The next Board Meeting will be May 5 (unless Members (homeowners) demand a return to monthly meetings). For 20+ years, the Board of Directors meet monthly, with meetings open to homeowners and residents. Why is it that THIS Board wants to show up in public only every other month? And doesn't want residents to attend (or maybe just one resident not to attend)?

This Board directs the Association of 2,480 properties. It is accountable to 2,480 property owners. It's not a secret society. It's a South Carolina non-profit corporation.

Oh, just email your questions to the office, where a Town & Country clerk might reply to you. Or might not. Is that what you want? They don't reply to me. Do they reply to you?

There is a lot of open business that the Board is responsible for. How can Members know what is being done?

What is the Board doing about the $126,351 that was "invested" in an annuity? On whose life is that annuity? Are they asking the 14 questions I offered here? Are all seven board members supporting an investigation? The Board should be taking immediate action to get a 100% refund and get that money back into liquid Reserves earning a good interest rate.

Four homeowners, who also just happen to be the new majority directors of the Board, are Defendants in separate legal actions filed by Vernell Butler and Michele Rattray. To what extent, if any, is the HOA or its attorney or HOA funds being used? The Board should be transparent and inform the Members. Will the HOA's insurance premium increase

Neither Plaintiff Butler nor Plaintiff Rattray named the HOA or its directors or officers as Defendants. Why would Vernell and Michele haul four homeowners into Magistrate Courts and accuse them of violating the South Carolina Non-profit Corporation Act?

Why aren't the fountains at the Clemson Road entrance working? Did the contractor get paid? Can't tell, because the HOA is not publishing monthly financial statements!

Why hasn't the 2024 Annual Audit been posted? The HOA finally received it by February 24. It should have been posted online by February 26.

Why hasn't the 2026 Approved Budget been published? Was it ever actually approved by the Board?

Why haven't monthly financial statements been posted for September, October, November, December 2025 and January 2026?

Is the Board going to explain why Cash Assets have plummeted over the past four years?

Is the Board going to explain who took money out of Reserves (and not just for the annuity) without Board approval? And not just "explain" it. Did someone make money transfers between mid-May and July 1, 2025, when the HOA had no Treasurer?

Why doesn't the Treasurer give a meaningful report at every monthly BOD meeting on the financial status of the Association?

Has the 2025 Annual Audit been ordered? Who will conduct it? For what fee?

What is being done about collecting the Accounts Receivable (Line 1205) of $703,252.57 as of 1/31/2026? How much of the Allowance for Bad Debt (Line 1210) is really uncollectable?  All of it? Why not tell the truth and write it off?

The March 9, 2026 email from the Board says that Julie Brickley is now the Property Manager, replacing Robert Williamson. That email read, in part, 

"In coordination with the Board, Town & Country Property Management has adjusted its staffing to ensure consistent office coverage and continued operational support for the community. Julie Brickley will be working in the office during regular business hours, with additional support from Town & Country staff as needed.

"Tiffany and Kristin will continue assisting residents through the Summit Help Desk, which remains the primary point of contact for homeowner questions, service requests, and general assistance."

Does that mean that Julie will be the only person in the office? Are Tiffany and Kristin off-site somewhere in a call center? Is Julie a credentialed, trained, experienced Property Manager? Will she see what's wrong and get it fixed? Will she fix the typos in the 2026 Proposed Budget and publish the 2026 Approved Budget (after the Board approves it)? Will the Board take her advice? The HOA will pay Town & Country $185,000 in 2026 for On-Site Staff (Line 6005). What is the headcount for that outlay? The Summit's HOA is more than a one-person operation.

Who wrote that email? Did you notice no one signed it? Was it from the Board? From one person on the Board? From Town & Country?

The final line in that email is inexcusable. 

"The Board appreciates Town & Country Property Management’s continued support in helping ensure consistent service and smooth day-to-day operations for the community."

Doesn't the Board understand that it pays Town & Country $185,000/year to do a job? What is the "appreciates" nonsense? If T&C does its job, it might get to keep its job. If it doesn't, it won't! (or shouldn't.)
