New Form 201 Info. on website

Then read the Section in the Online Guide for the Modifications Committee. You'll find it on the HOA's website at RESIDENTS > DOCUMENTS > Online Guides > Summit Modifications Committee Guidelines. 

Read closely ART. I, Section 1.2 Modification [sic] Committee Mission Statement

This Section reads, in part: "The committee conditionally approves or rejects all requests prior to work beginning and gives final approval when notified of completion." [Emphasis added] These are the steps for the Committee to follow:

1. Conditionally approve (or reject) all requests (Form 201);

2. Inspect the project after being notified that it has been completed.

3. Give final approval.

Next time you see Justin, ask him what "gives final approval" means.

Justin refuses to issue a final approval for a roof project that was completed in December 2022. It took him three months to drive by the house. First he told me that they don't give approvals. Then he said he is not required to give a written approval.

What other kind of approval is there? The Form 201 is prepared in a shoddy manner and does not include a line for Approval. 

Does the Committee even meet to approval a project after it has been inspected? Are there Minutes of the Modifications Committee meetings? Did the Committee vote to approve the roof project? Or does Justin just run the Committee like an after-school club, doing what he wants, when he wants? We had extensive communication about this.

The homeowner requested time to speak at a monthly meeting. Justin denied that and said to go to a pre-board meeting. That is a private, secret meeting, without Minutes, that he can control. The homeowner did not go to the pre-board meeting. Justin did not want dirty laundry washed at a public meeting.
