Importance of Voting Members (legit.)

Because homeowners do not elect directors of the HOA, it is all the more important that Voting Members be properly elected in compliance with the By-Laws.

As a homeowner, you do not have a direct say in who becomes a member of the Board of Directors.

It is your neighborhood's Voting Member who votes for directors.

Almost all neighborhoods in The Summit do not have duly-elected Voting Members! This means you are not legally represented.

For years the boards of directors have allowed homeowners to be recognized as "Voting Members", even though they were not elected by their neighbors. This is a serious problem.

Because I have spoken about it and written about it for five years, the HOA is suing me. They don't want money; they just want to shut me up.

This year (2025) there may be an attempt to amend the By-Laws and the CC&Rs. It should not happen, because there is nowhere close to the number of Voting Members who can approve it. This will not keep the current Board from trying.

If an attempt happens, then concerned homeowners, Members who have legal standing, should band together and go to court to prevent the Board, controlled by Team Danny, from wasting money on a Referendum and a vote. 

Every November only legitimate, duly-elected Voting Members should be allowed to attend the Annual Meeting of Voting Members. Last November (2024) there was only one legitimate Voting Member in the HOA - far short of the required quorum. In 2023 there were ZERO legitimate duly-elected Voting Members.

When ineligible homeowners are allowed to vote, Voter Fraud occurs. 

All 28 neighborhoods should get busy now and hold Neighborhood Meetings. Elect 3-member Neighborhood Committees. Elect a Voting Member. Be represented at board meetings.

Elect responsible Voting Members who will not tolerate meetings like the one held on April 1, 2025.
