Why allow only Members at BOD Meetings?

What could possibly be behind the announcement on April 10, 2025 that only Homeowners (Members) can attend Board meetings and that they must show their Summit ID cards to get in?

Q. 1. Are too many Summit residents (non-homeowners) showing up?

Q. 2. Are too many homeowners showing up who have not paid their dues?

To help you with Q. 1, I offer statements from Danny Trapp's sworn Affidavit dated December 30, 2024, which is part of the Motion for TRO that the HOA filed in Common Pleas Court against me.

Reminder: Danny Trapp did not show up in court on February 11th or March 20th, so I could not cross-examine him.

In his Affidavit, Danny Trapp swore:

8. "Despite this (not being a property owner (added for clarity here)), he (Philpott) routinely appears at Association meetings."

Every month The Summit Scoop carries this sentence on Page 2: "Board meetings are open to all Summit Residents."

9. "He is the only [emphasis added] non-property owner who attends such meetings."

10. "In my time as President, Mr. Philpott has been at every Association meeting..."

Danny swore in his Affidavit that I have been at every Association meeting since he has been President (i.e., since the December 12, 2023 meeting).

Danny has probably been President since the orientation meeting on November 11, 2023. I say "probably", because there appear to be no Minutes of any board meetings except the Regular Monthly Meetings. If there are Minutes of pre-board or Special or orientation meetings, they are not published.

If I (Gus Philpott) have been the only non-property owners to attend monthly board meetings, why would "The Board" now suddenly decide that only Homeowners (and not residents) can attend board meetings.

This restriction is not aimed at me, because I am already enjoined from attending board meeting by the Richland County Court of Common Pleas. I have no intention of violating its Order.

In the matter of Summit IDs, if 100 Homeowners show up on May 6th, how long will it take to check their ID cards? Who will check them? Will there be a single line? Will the checkers compare the ID Cards against the unpaid-dues list? Will the start of the meeting be delayed until all have been admitted (or turned away)?

When did the Board discuss and vote on this? One person who was at the April 1st Board meeting told me they didn't.

Is it time for the Voting Members to step in and remove one or more directors? If they tried that, would several Board members say, "Wait! Gus is right. There aren't enough legitimate Voting Members for them to meet! They can't get rid of us."
