Countdown to September 30th

What happens on September 30th?

According to an email from the office on September 5th, "Your Association will transition to new management effective 9.30.25."

Does this mean that Town & Country will assume office duties on Tuesday, September 30, at 9:00AM? 

Will CAMS be out the door on September 29 at 5:30PM? Will Teresa turn out the lights and leave the keys under the front mat?

The Board may conduct its pre-board meeting (workshop) on September 29th, which is one week before the next Board Meeting on October 7. 

What does the management contract with Town & Country look like? Who saw it before Danny Trapp, President, and Noel Weatherbee, Secretary, signed it? (Corporate contracts should be signed by the President and the Secretary; not by the President and Treasurer, as was done in many years prior to November 2023. Apparently, that was never questioned by board members.)
  • Did all Board members see it?
  • Did the Contracts Committee review it? 
  • Did the Finance Committee review it? 
  • Did the HOA's attorney review it?
Is the contract fair to the Association?

What is the cost of termination of the CAMS contract? When did the Board approve the early termination or provide Notice of Non-Renewal? How much will the premature termination of the CAMS contract cost the HOA? Where will that cost come from, since the 2025 Budget was already so tight it wouldn't squeak? Was that discussed at the September 2nd Board Meeting or in a private, closed pre-board other meeting?

Will the new management company tell Danny that there are three people on the Board who are not duly-appointed?

Was the new management company told about the illegal lawsuit against Gus Philpott (me)? ("Illegal", because it was filed in the name of the Association - without the approval of the Board.)

How will the new management company deal with the Board over non-compliance with the By-Laws? Will they do what Danny tells them to do, or will they insist on complying with the By-Laws and CC&Rs?

Town & Country's contract will be with the Association, just as Turner Padget's contract is. Town & Country is to work for the Association! How will Town & Country deal with conflict between what the Governing Documents say and what Danny Trapp says?

Will Town & Country have the backbone to tell the Board President and the other members of the Board, "You can't do that"?
