""Reminder" Is The Wrong Word

The August Summit Scoop, miraculously published on August 1st, carries this "reminder" on Page 1.

"The Board of Directors would like to remind homeowners that the annual association dues will increase by $50 for the 2026 calendar year. We appreciate your continued support and understanding as we work to maintain and enhance our community." 

The statement isn't even correct, because a recent Summit Scoot reported that dues would increase $25 on January 1 and another $25 on July 1. If you review the Minutes of Board Meetings for the past four months, you will not find any month in which there was discussion by the Board or a vote to increase the Annual Assessment.

So how can there be a "reminder" of a dues increase? The Board has never approved an increase!

The Board knew last October (2024) that a dues increase was needed. But the Board failed to comply with the PRM, when it (or one of the members) decided at the private, closed, pre-board meeting at the end of October that they would not consider a dues increase for 2025 or approve the 2025 Budget as originally prepared by the Finance Committee.

To justify a dues increase, the Board must first consider the 2026 Budget, which isn't even prepared yet. See the PRM (Art. III, §C, ¶4f - The Income Budget is not started until the Expense Budget is complewted.) 

When the Finance Committee has completed the 2026 Budget, it should present the Budget at the November open, public Board Meetng. At that time the true amount of necessary dues increase will be revealed.

The Finance Committee will tell the Board how much money will be needed in 2026 to operate the HOA. 

ONLY THEN WILL THE BOARD KNOW HOW MUCH OF AN INCREASE WILL BE NECESSARY.

HINT: The necessary increase will be more than $50.00, which is 9.8% ($50.00/$510.00) of the current Assessment. Anyone who thinks $50.00 will be adequate has not been paying attention.
