Board Applicants Must Apply by October 3
Are you interested in being a member of the Board of Directors of The Summit's HOA?
Today the office sent out this email:
"Elections for new members for the Board of Directors will be taking place in November. If you want to become more involved in the life of the Summit, please consider running for the board. There are four seats up for election this year."Applications are available at the Association office or at www.summithomeowners.com."Applications must be submitted to the Association office no later than 5:30 pm on Friday, October 3rd."
On November 4, 2025, four terms-of-office expire. Those terms are held by
- Brenda Bryant
- Patricia Pollin
- Linda Potter
- Danny Trapp
Pollin is not eligible to run for election (not "re-election"), because she is not a Member (homeowner-of-record) or the spouse of a Member. (Pollin was appointed to the Board in November 2023, even though she wasn't eligible then, either.)
When the Property Manager vets applicants this year before forwarding applications to the Nominating Committee, she should email only the Nominating Committee who is and who is not eligible. There is no need or reason to inform any of the other officers of the Board. Pollin may be the chairperson of the Nominating Committee or may not be. Her name is listed on the website, but it hasn't been in The Summit Scoop since December 2024.
The Nominating Committee should not recommend Trapp, because he started a lawsuit against a resident in violation of the CC&Rs (Art. XIII, §10 Litigation). He has allowed illegal disbursements of HOA funds to the lawyers handling that lawsuit, which was never approved by the Board of Directors.
Potter and Bryant have done a decent job, but they have been out-gunned by "Team Danny". Each is a nice person, but they don't display a fighting spirit and haven't been willing to challenge Trapp in public. Had they done so, a needed increase in Assessment probably would have been voted on and passed in November 2024.
Today's email from the office could have included the Application or directed readers where to find it. It's on Page 33 in the Procedures Reference Manual (Art. IV, §A). If you can't find it, click here.
