Will the Board of Directors remove Danny Trapp from Presidency?

Do the directors of the Association have a fiduciary responsibility and obligation to do what is best for the Association (2,480 Members)? 

What are the legal consequences and repercussions for failing to fulfill their fiduciary responsibilities?

On April 29th who (Summit homeowner) described the February 4, 2025 Board Meeting to Gus Philpott as "chaotic"?

At the August 5, 2025 Regular Meeting of the Board of Directors, will six directors vote to remove Danny Trapp from the Board presidency? Would a vote to remove him be 2-5 or 6-1?

Is Danny Trapp responsible for the commencement and prosecution of the lawsuit against Gus Philpott? It is prohibited by the CC&Rs (Art. XIII, §10) without advance approval of 75% of the Voting Members.

How many Voting Members got approval of 75% of their homeowners? (Hint: none)

What percent of the Voting Members approved the lawsuit? (Hint: 0%)

Why didn't the Board vote on filing the lawsuit?

Why didn't the Board authorize Danny Trapp to authorize the lawyers to file the lawsuit?

Has Danny kept the full board apprised of the status and cost of the lawsuit?

Where is the money coming from to pay the legal bills of the HOA for the lawsuit?

Why hasn't the Board voted to stop this unauthorized lawsuit?

Why is the Board allowing HOA funds to be spent on a legal action that is prohibited by the CC&Rs?

How did a person, who was not eligible or qualified (under the CC&Rs), get appointed to fill a vacancy on the Board in November 2023? How many Board members knew she was not eligible? How many Board members were not told that she was ineligible?

As President of the Board, why hasn't Danny directed the chairman of the (HOA's) Neighborhood Committee to assist 27 Neighborhoods in holding Neighborhood Meetings, electing (local) Neighborhood Committees, and assisting those Neighborhoods to elect legitimate Voting Members?

Why did Danny Trapp allow a vote on the 2025 Budget in November 2024, when the Board had two new directors who had no time to examine the Budget?

Why did one or more Board members decide in private at the pre-board meeting before the November 12, 2024 Board Meeting to deny a needed $50/year increase the Annual Assessment? That should have been done in public at the November 12, 2024 open Board Meeting.

The HOA office sent out an email at 3:29PM that read, in part, Due to Brookland Baptist Church being unavailable to accommodate the scheduled Board of Directors meeting on June 3rd, the meeting will now be held at the Summit Association office. Please note that space is limited at this location; therefore, only Voting Members and Committee Chairs will be invited to attend in person. One would think they would splash a message on the homepage of the HOA's website and change the location in the Calendar on the website; but No to both.  This last-minute change is highly adverse to the interests of the Members of the Association. What? No trampolines?

OK, you trampoline fans. Are your rights and privileges being tramped on by your Board of Directors? The office sent out an email just before 2:00PM threatening you with a dreaded violation notice and the possibility of fines, if you dare to put a trampoline in your yard.  This is what the email from the office said,  " Please be advised that, pursuant to Section 13, Page 22, Article XII of the covenants, no structure of a temporary nature shall be placed upon any unit or any part of the properties. What Story Do the Financials Tell?

At the May 6, 2025 Board of Directors meeting, the March Financial Operating Results were available. Did you pick up a copy? Was there any discussion of them? Usually there is not. Do board members examine them before the meeting? Does anyone on the Board really understand them?  Look at the page for the Operating Expenses - Variances. Twelve Line Items are shown. No totals are shown. Big mistake. But are the totals intentionally omitted? For these 12 Items the total of "YTD Variances" is $61,784.93. As of the end of March, the HOA has over-spent the 2025 Budget by $61,784.93. Look at the reason given for the over-spending in Line Item GL-5111 Irrigation Contract. "This is over budget and will remain over budget due to the 2025 budget is $75,000 and the monthly contracted cost is $10,140."
