Two Forensic Audits - way overdue

On May 7, 2024 the Board of Directors considered a Motion for a forensic external audit for 2023. The Motion was tabled. ("Forensic" means, generally, very detailed.")

On June 18, 2024 the Board approved ordering a forensic external audit for 2023. The Board also approved a forensic internal audit for 2023.

When were they done? Were they done? When were they completed? When, if ever, did the Board receive them? Why haven't they been mentioned or posted on the HOA's website?

I subscribe to a newsletter that is reporting on the HOA for a large condo in downtown Chicago, in what had been called the John Hancock Building.

A CPA and forensic auditor was hired to examine their books. His email to the HOA Owners in Chicago starts off with,

"Owners at 175 East Delaware Place have been told for years that the building’s finances are sound, professionally audited, and responsibly managed.

"After reviewing more than a decade of the Association’s own records, I do not believe that reassurance is supported by the evidence."

Were Members of The Summit's HOA ever told that "finances are sound, professionally audited, and responsibly managed"?

For many months since 2019 they were told that in similar words. Then they weren't told anything. There were just motions to spend money.

The "new" Board of Directors of The Summit's HOA (since November 18, 2025) can dispel suspicion and concern by promptly addressing these two 2023 forensic audits.

The Board should also give serious consideration to ordering forensic audits for 2024 and 2025

One reason is the illegal lawsuit that was filed in the name of the Association by Danny Trapp, who was then the President of the Board. The total costs of that litigation are not yet known. I'll guess they will be $25,-$30,000.

The Board never questioned that litigation, not even after the Covenants Committee told them in August 2025 that it violated the CC&Rs (Art. XIII, §10). Who was on the Board at that time? Trapp, Holmes, Pollin, Hill, Weatherbee, Bryant, Potter.

The HOA paid invoices for legal work on the lawsuit, even though the Board had never approved the lawsuit. Were those payment illegal disbursements?

Why were Reserve funds drawn down without any mention or vote at open Board Meetings? Was too much done in secret and never reported to Members?
