Member & VM Blocked from Meeting
Read this Facebook post carefully. This was posted yesterday (7/10/2025) on the new unofficial HOA Facebook group that was started about a month ago.
Sherri Lauver is a homeowner and Member of the Association who serves as the Voting Member for the Chapelwood neighborhood.
She has been active at meetings, representing her neighborhood and herself.
Last month she posted about showing up at the Activities Committee scheduled monthly meeting on June 12th with several others, only to find the office closed and the door locked, lights off, and no notice on the door to explain why.
Later she learned that Danny Trapp, chair of the Activities Committee, and one of his fellow board members, Patricia Pollin, had both had "emergencies" and didn't show up for the meeting. Danny offered no explanation, other than "emergency", and declined to apologize for not giving notice to anyone that the meeting would not be held.
Is Danny's nose out-of-joint because Sherri speaks up and points out what's wrong?
Is Danny performing his duties as Chair of the Activities Committee (and President of the HOA) properly? Or is he exceeding his authority "just because he can"?
The requirements of the Nominating Committee for Board candidates are:
- quality candidates to hold office on the Board;
- of the highest caliber;
- selected for interpersonal skills;
- dedication to the betterment of our Association and community; and
- free of any personal agenda.
Once in office, as Danny is, the board member should maintain these same high standards.
If a board member fails to maintain these high standards, one of two things (or both) should quickly happen.
- The Board should remove that director from any officer position;
- The Voting Members should remove that director from the Board.
Danny is thought to hold influence with many Voting Members. However, the Voting Members have a fiduciary obligation to the homeowners in their neighborhoods. They are not beholden to Danny!
He now has four friends on the Board, so he has a lock on decisions. But each of those four also has a fiduciary responsibility first to the Association and its 2,480 Members.
When the HOA filed its lawsuit against me, it violated the CC&Rs (Art. XIII, §10 Litigation). Who was the President of the Board when the lawsuit was filed on December 28, 2024? Danny Trapp.
The Board never voted to approve the lawsuit. The Board never voted to authorize Danny to direct the lawyers to file it. Since the Board didn't approve the lawsuit (and couldn't), how is it that Danny told the lawyers they had a green light to proceed?
Is Danny dedicated to the betterment of the Association?
Is Danny free of any personal agenda?
If the Voting Members do not protect the interests of 2,480 Members, will they find themselves with the same liability as the Directors?
Danny has earned the right to be a one-term board member. There is an election for four directors on November 4, 2025.
