Deadline for BOD applications

Friday is the deadline to submit your application to run for the HOA's Board of Directors. October 6th is the deadline.

I don't suppose there will be a stampede to turn in applications or a long line at 4:59PM at the HOA's office.

Somewhere, among 2,480 homes there should be 3-4 good strong candidates for the Board of Directors. 

Seven directors represent 2,480 homeowners. They direct operations of a non-profit corporation with $2,000,000 in banks. They direct a business with an annual budget of almost $1¼ Million. 

Their job is NOT to just sit up-front and nod when its time to vote (assuming votes are actually taken). They should be knowledgeable about business and about money; i.e., finances.

They should be confident and competent. They should tell the truth. All. The. Time.

If you submit an application but don't get nominated by the Nominating Committee, know how to get on the ballot without a nomination. Or how to run as a write-in. Know how to get enough votes as a write-in candidate.

Keep in mind that Homeowners do not vote for directors. Voting Members are the voters. They should all be eligible to cast votes on November 7 (the new, as yet unannounced, date for the Annual Meeting of Voting Members).

A quorum of eligible Voting Members must be present on November 7. The Secretary of the Association should certify the eligibility of each person about to vote, and the Secretary of the Association should certify that a legal quorum is present at the Annual Meeting of Voting Members. That means 15 legitimate Voting Members! (There aren't that many.)

In the past three years, there may not have been a quorum of eligible Voting Members. But elections were still held. And there may not be a quorum of eligible Voting Members this years. What happens then?

South Carolina law requires a non-profit corporation to have a Board of Directors. That means a legitimate Board of Directors, duly-elected. What happens when a non-profit corporation does not have a Board of Directors?
