Lack of Transparency - Nominating Committee

On November 7 the Voting Members of the Association are scheduled to meet and elect four directors for the 2023-2025 term-of-office. But will a legal election be possible?

Wouldn't it be nice if there were one easy place to find the details of the election process?

A good place for that would be the HOA's website, but it is primarily a repository of stale information. It is not a source of current information, in spite of homepage tabs for Neighborhood News, Upcoming Events and Recent News.

Think of the Summit as a small town. Wouldn't a small town of 2,480 homes have a publication of useful information?

Closing date for Nominations for the Board of Directors was Friday, October 6. 

How many homeowners expressed interest in running for the Board? Quite likely, four incumbents (Brenda Bryant, Mary Ann Game, Justin Martin, Gregory Thomas) will run again.

What's next? The office confirms that each is actually a homeowner, not a resident (only). Does dues status matter? Could a delinquent homeowner toss his hat in the ring?

Then the Nominating Committee (Butler, Mike Bryant (unless Brenda is running for re-election), Dellinger, Glenn, Lummel, O'Brian) takes a look at the applications. If anyone on the Committee is a candidate, he or she will have to recuse him/herself during this election cycle).

The Nominating Committee schedules interviews with the candidates. Its mandate is to select nominees who are of the highest caliber, have strong interpersonal skills, are dedicated to the betterment of our Association and community, and are free of any personal agenda. This will rule out at least one of the incumbents, if the Nominating Committee is honest with the Voting Members and the Members (homeowners). Then it comes up with a slate of nominees.

Then the Voting Members have an opportunity to hear brief statements by the nominees.

Then on November 7 at 5:30PM the Annual Meeting of Voting Members convenes for the purpose of electing four directors.

HERE IS THE KICKER. There must be a quorum of legitimate Voting Members present.

At the elections in 2022, 2021, and 2020, there was not a quorum of legitimate Voting Members present. Each of those Annual Meetings of Voting Members should have been adjourned without voting for directors.

But the Board doesn't comply with the By-Laws. 

What will happen on November 7th?
