Must BOD vote on CAMS contract for 2024?

Should the HOA's Board of Directors vote on the CAMS contract for 2024?

That item should have been on the October 3, 2023 agenda for the regular board meeting. It wasn't. And no one even mentioned it.

The HOA issued an RFP. Bids were received. When did bids come in? Were bids kept sealed until the bid-opening meeting? What happened when the bids were opened? Who was present when the bids were opened? Were representatives from the bidders interviewed?

What recommendation was made to the board for the 2024 management contract? Why didn't the board vote on October 3?

Will the board wait until November 7 to decide?

Does the existing contract with CAMS have a default, or automatic, option that the contract will either be renewed or canceled, if notice from the HOA is not given to CAMS by a certain date? What is that date?

Let's say that date has passed, but CAMS granted an extension. To what date? Did the BOD vote to ask for an extension? And what happens if the BOD does not decide by then?

Could the automatic option in the contract be that the CAMS contract is renewed, if the BOD doesn't act?

Since the BOD did not act on October 3rd, could the President make the decision, not the BOD, by not calling a Special Board Meeting before the termination of the extension?

Four directors are needed to call a Special Board Meeting. They can do it with 3-4 days' Notice. Today is the 7th of October. They can't wait.
