Proposed 2024 Budget - will Homeowners see it?

Will homeowners (Members of the Assn.) get a chance to see the proposed 2024 Budget before it is sent to the Board of Directors for approval?

What do you, a homeowner, think? It's your money the Board is going to spend. Should you be able to examine the budget and comment on it?

One problem is that the Board doesn't have to listen to Members of the Assn. It only has to listen to the Voting Members and then only if the group of VMs speak, and they never say anything that the Board might listen to, either. That's because they meet only once a year to vote for directors.

The Voting Members ought to gather 3-4 times/year to examine exactly what the Board is doing.

For example, who on the Board approved giving the landscaping contract to Bright View? That turned out to be a disaster, and the Association terminated the contract before the end of the contract period. Did the Board conduct due diligence on Bright View? Who was in change of that? Why did it turn out to be a disaster?

The Board has decided to renew the CAMS contract for 2024. When did they meet and vote on that? It had to be in a secret, private, special meeting or telephone, because they didn't discuss it at the October 3rd board meeting. How much will CAMS cost the HOA in 2024?

Exactly what is CAMS doing to get the Board to comply with the By-Laws? Remember back in 2021 when the CAMS contract was being renewed mid-year, instead of near the end of the year? Justin said no other companies would bid on the management contract, because they wouldn't do business the way that the HOA wanted.

What "way" was that? Did the Board want a management company that would sit back and let them fail to comply with the By-Laws? A management company that would let the HOA list Salaries in the financial statements, even though the HOA had no employees? What else?

Open Letter to Barony Place "Voting Member"

An open letter to the "Voting Member" of Barony Place Neighborhood. Good morning, Billie, If you and/or an Alternate attended last night's board of directors meeting, will you please send out a recap of the meeting to Ann Stirlen and me (and to all the homeowners and residents in Barony Place)? About a dozen homeowners from throughout The Summit showed up for the board meeting  at the church  last night, only to learn from one person that it had been switched to Zoom, which allowed the board to meet in secret. Special Assessment Possible?

How would you feel about a $3,000 Special Assessment levied by the HOA against you and every other HOA Member (homeowner)? Article X, Section 4 in the CC&Rs allows this. Are you aware of that? Should the Board do everything possible to eliminate the possibility of such a Special Assessment? What is the Board doing that might just lead directly to such an Assessment? The HOA, by actions of the President (Justin Martin), the Treasurer (Vernell Butler, and the Safety Committee Chair (Dennis Rybicki) entered into a contact with the Richland County Sheriff's Department, effective February 1, 2023.
