Like to be a Director of the HOA?

In an email to registered (not to all) HOA members today, the CAMS property manager announced:

"Elections for new members for the Board of Directors will be taking place in November. If you want to become more involved in the life of the Summit, please consider running for the board. There are three seats up for election this year.
 
"Applications are available at the Association office or at www.summithomeowners.com . Applications must be submitted to the Association office no later than 5:30 pm on Friday, October 4th."

Notice that she did not state whose seats are up for election. The terms of Dennis Rybicki, Tanisha Holmes, and the vacancy of Tommy Williams are up for election. She also didn't inform readers where the application can be found on the website. (Hint: The application is found in the Procedures Reference Manual (PRM). Appendix A (Page 33).

What qualifications should an applicant have? From the HOA's website: 

"Candidates will be of the highest caliber, selected for interpersonal skills, dedication to the betterment of our Association and community, and free of any personal agenda"

The Nominating Committee does not have a Chairman, and the election is only two months away. Members of the Nominating Committee may be Michael Bryant, James Glenn, Jeff Lummel, and Kristie O'Brian. I write "may be", because I don't recall any announcement by the Board of Directors that appointed the Nominating Committee for the current year. 

The By-Laws (Art. III, A, Section 5 Nomination of Directors) read, in part:

The Nominating Committee shall be appointed by the Board of Directors not less than thirty (30) days prior to each annual meeting of the Voting Members to serve a term of one (1) year or until their successors are appointed, and such appointment shall be announced at each such annual meeting. 

I recall no such announcement at the 2023 Annual Meeting of the Board of Directors.

According to The Summit Scoop Committee listings, the Nominating Committee has not had a chairman since December 2023.

The Procedures Reference Manual (Art. III, Section H) lists the Nominating Committee Procedures, starting on Page 22. A cursory review of the procedures will reveal the importance of having an experienced person with critical thinking and planning skills who serves as the chairman.
