Board Member Responsibility
What is the responsibility of the board members of The Summit's HOA?
The seven board members are elected individually. Their responsibility is to the Members of the HOA. The Members are the homeowners. They aren't there to "go along to get along" or let somebody else decide.
They have a fiduciary responsibility to do what is in the best interest of the HOA.
It's not a follow-the-leader job, even if the group had a leader who merited being followed.
All through 2024 the Treasurer should have been calling attention to the worsening financial condition of the HOA. This could be seen every month on Page 1 of the Monthly Statements. All one had to do was look at the Variances that were listed. And the fifth-largest Variance - Legal / Professional Fees (Line 6500) wasn't even listed! Why not??? By October 31, the HOA was about $150,000 in the hole, including the $27,000 deficit from Day One of the year.
Of course, the "hole" could have been visible, if the Variances had been totaled. Did anyone on the Finance Committee or the Board ever add those numbers?
The Board members are nice people. They are not professional executives or managers. I don't think there was or is one skilled, trained, experienced, financial person on the board. So, when a BOD is composed of lay members of the community, it is all the more important that the professional HOA management company be able to advise them. Here, that's CAMS.
Unfortunately, that is not the case with The Summit's HOA. The office staff is nice, too (some of the time). The on-site property manager attempted to ignore me at the December 3 board meeting, when I greeted her in a friendly manner. I greeted her a second time and asked what was wrong. Her reply was, "You're not a nice person." And that was that!
Maybe I should just be a "nice person" and stop calling attention to all the errors of the HOA. That's not likely. People (office and board members) need to grow up and stop making the errors.
