Expect delay in Office Communications?
You may encounter a delay in responses from the HOA office to any inquiries and/or requests.
Remember a couple of weeks ago when the on-site Property Manager sent out a notice that she would be out of the office for the remainder of the week? And then, very shortly thereafter, she sent out a follow-up email that the office would be closed for the balance of the week due to "staffing issues"? And then closed on the Wednesday before Thanksgiving for "staffing issues"?
And why wasn't there any other information or follow-up?
Upon information and belief, one of the CAMS employees is now out on FLMA (Family Medical and Leave Act). Does that mean that the HOA office will be operating with one employee, instead of two? And sometimes without any employee? For how long?
The CAMS contract with the HOA provides for two employees; i.e., one on-site Property Manager and one Assistant. The Budget for on-site management is $12,500/month; this Line Item (6005) is running over-budget. (This catch-all line may include the HOA's maintenance man.)
Through 10/31/2024 Line 6005 is $17,815 over-budget, and that's just for the first ten months of the year. The explanation in the monthly financial statement? "The board is aware as to the reason this is over budget, and it will remain over budget the remainder of the year." But WHY???
A South Carolina non-profit corporation with a budget of almost $1,500,000 and over $1,000,000 in banks deserves better supervision and direction.
Does anyone agree?
