Budget Approved? Really???

In the Minutes for the October 7, 2025 Board of Directors Meeting was this report of the Modifications Committee:

- September: 14 modifications; October: 7 modifications.
- Metal roofing requests denied per governing documents.
- Motion to approve 2026 HOA Budget - Approved

The abbreviated reports are nice but, when they are not clear or complete, they are not informative or acceptable.

What does the first line mean? Modifications. Forms 201 submitted? approved? denied? inspected? It is impossible to know.

Most importantly, what does the third line mean?

The Modifications Committee has nothing to do with the 2026 HOA Budget. If someone on the Modifications Committee (Tanisha Holmes (Board VP), William Hill (Board Treas.), Stan Haines) made a motion to approve the 2026 HOA Budget, it was a meaningless gesture. And why aren't there more homeowners on this committee?

It is the Finance Committee that is involved with the Proposed Budget for 2026, not the Modifications Committee.

What was approved by the Modifications Committee?

There is no record yet that the Proposed 2026 Budget has been completed or submitted to the Board of Directors. That should happen at the November annual meeting of the Board.

And how unbalanced will it be? A $50 increase in annual Assessment ($124,000/year) will not be nearly enough to meet the obligations of the Association, including a reasonable contributi on to Reserves. 

In 2020 $163,965 was budgeted for Reserves; in 2024 Zero ($0.00) was budgeted for Reserves; in 2025 $3,000 was budgeted for Reserves. No wonder that Reserves has plummeted in the last five years! Why didn't the Treasurers (Reynolds, Hill, Butler, Potter, Adams, Hill) in those years alert and warn the Board of Directors and the Members?

And it shouldn't be approved without discussion in public at the November Meeting.
