When Did the BOD Approve Town & Country?

Town & Country is the new HOA management firm. It took over management of The Summit's HOA on October 1, 2025.

When did the Board of Directors consider a Motion to approve Town & Country as the management company? When did the BOD vote? What was the vote? How many voted for? How many voted against? Who was against?

The Minutes of the September 2, 2025 BOD Meeting read in part, in the report of the Contracts Committee,

"Three contracts were signed in August; Aquatic Lifestyles to clean and assess structure, Tactical Surveillance for security camera installation, and Town & Country Management company [sic]."

Thus, the BOD must have approved the contract with Town & Country before September 2. When did it do that?

The Minutes of the August 5, 2025 BOD Meeting do not contain any mention of Town & Country! Who authorized signing the contract with Town & Country? Who signed the contract? Where can the contract be inspected?
  • When were the management bids opened?
  • When did the BOD vote on the management company for 2026?
  • How long is their contract?
  • How much will its cost be?
  • Was it the lowest bidder?
  • Is the T&C bid higher than the HOA was paying CAMS?
  • Did it offer all the services that the HOA requested?
  • How long is the escape clause?
  • How did the HOA terminate the contract with CAMS?
  • How much will the HOA pay CAMS for terminating the contract three months before its end-date?
Why didn't the BOD discuss the bids in public and make the decision (vote) in public?
