October 2025 Minutes - a Must-Read
The Minutes of the October 7, 2025 Board of Directors Meeting have been published. If you missed the meeting (or even if you were there), you may want to read the Minutes and try to figure out what really happened.
A few questions came to mind:
Three people (Pollin, Hill, Weatherbee) are listed as Directors, but none was duly-appointed.
No "Neighborhood Concerns" are reported. Didn't anyone in the audience ask any questions; e.g.,
- When will the 2024 Annual Audit be posted?
- Where are the 2023 forensic internal and external audits?
- Why doesn't the HOA have a legitimate Secretary and Treasurer, as required by State law?
- Why hasn't anything been done about the illegal lawsuit filed against Gus Philpott in December 2024? (It's illegal, because the CC&Rs prohibit it. It was filed in the name of the Association, BUT the Board never approved it or authorized Danny Trapp to file it.)
- How much as the HOA paid in illegal disbursements on that lawsuit?
Nominating Committee. Why wasn't this Committee formed much earlier? (It actually existed, but you can't tell that from the way the Minutes are written!) What "Meeting" is scheduled for the second Tuesday of November that might be re-scheduled? (Oh, you mean the Annual Meeting of Voting Members and the Annual Meeting of the Board?) "Who" must be active and attend meetings?
Covenants Committee. What does "Accepting board nominations" mean? The Covenants Committee doesn't have anything to do with Board nominations!
Finance Committee. Look at the money reported spent or to be spent by the Finance Committee! They never report where that money is coming from! This month's total, which never appears, is $139,349.66!!! Where will that money come from?
In that total is $7,039 for an "Association Audit" by L. Douglas Johnson, CPA. Who is that? Is that for the 2024 Annual Audit? What happened to Becca Brendle? Wasn't she contracted to do that Audit for about $4,000?
Landscaping Committee, headed by Danny Trapp. "Refurbishment planned for Clemson Rd entrance"? What's that all about? Who is on that committee?
Neighborhood Committee. "Glenda Edwards and Sherri Lauver were elected as Co-Chair."
There is a serious misunderstanding about the relationship between the Voting Members and the (HOA's) Neighborhood Committee. They are separate! The Committee doesn't elect its chair. The Chair of the Neighborhood Committee is appointed by the Board President, with the advice and consent of the Board of Directors.
Project Committee. "Previous referendum (2021-2022) not filed by CAMS must be redone." This was a serious error by CAMS. The Referendum should have been filed with the Richland Country Recorder of Deeds. Because it wasn't, the entire Referendum must be done again. Question: What if sheds are not approved this time? Why is this reported (buried) in Projects?
Safety Committee: Why is the HOA contracting with a towing company? This will be nothing but a headache! What is "illegal parking"? The HOA continues to refuse to disclose what Section, if any, in the CC&Rs or By-Laws applies to parking (other than Art XII, §2 in the CC&Rs), which does not apply to on-street parking. "Illegal" is the wrong word here.
