Board Meeting - Why Not November 5?

When the Board of Directors finally woke up and realized that November 11th was Veterans Day and that November 4th was a municipal election day, why didn't it schedule the two most-important HOA meetings of the year for Wednesday, November 5?

What is the fixation on Tuesday?

The November 18th date is only two weeks before the December 2 Board Meeting.

As of October 17th, the November 11th Board Meeting was not on the reservation calendar of Brookland Baptist Church Northeast. Was it ever on that calendar?

Who failed? The CAMS property manager? The Town & Country property manager? The Secretary of the Board? The President of the Board? The entire Board of Directors?

November 18th is too late in the month for the Annual Meeting of Voting Members and the annual meeting of the Board, including the Organizational Meeting.

The 2026 Annual Budget needs to be discussed and considered. After thorough discussion, it needs to be approved. The discussion should be in November. Consideration should follow that discussion. The vote should be on December 2. 

The HOA has been without three Directors (without one since November 2023; without two since May 2025) and has been operating with three directors who were not duly-appointed. Hello, Voting Members, why are you allowing this?

Three-four new directors could be elected this year. Should they be asked to approve the 2026 Proposed Budget on November 18th, without ever having the opportunity to review and study it? That happened to two new directors in November 2024.

The Board previously approved a $50.00 increase in Annual Assessment for January 1, 2026. They did that without reference to the 2026 Budget. Will the Board try to increase the Budget further, to reduce any shortfall that might still exist?

Why hasn't the 2024 Annual Audit been released and published? Why haven't the 2023 forensic internal audit and the 2023 forensic external audit been released and published? If they contained only good news, wouldn't they have been published by now?

Why aren't there complaints from the Finance Committee, the Treasurer, the Voting Members, and the Members about the withholding of these important audits?

The HOA office sent out an email at 3:29PM that read, in part, Due to Brookland Baptist Church being unavailable to accommodate the scheduled Board of Directors meeting on June 3rd, the meeting will now be held at the Summit Association office. What? No trampolines?

OK, you trampoline fans. Are your rights and privileges being tramped on by your Board of Directors? The office sent out an email just before 2:00PM threatening you with a dreaded violation notice and the possibility of fines, if you dare to put a trampoline in your yard.  This is what the email from the office said,  " Please be advised that, pursuant to Section 13, Page 22, Article XII of the covenants, no structure of a temporary nature shall be placed upon any unit or any part of the properties. What Story Do the Financials Tell?

At the May 6, 2025 Board of Directors meeting, the March Financial Operating Results were available. Did you pick up a copy? Was there any discussion of them? Usually there is not. Do board members examine them before the meeting? Does anyone on the Board really understand them?  Look at the page for the Operating Expenses - Variances. Twelve Line Items are shown. No totals are shown. Big mistake. But are the totals intentionally omitted? For these 12 Items the total of "YTD Variances" is $61,784.93. As of the end of March, the HOA has over-spent the 2025 Budget by $61,784.93. Look at the reason given for the over-spending in Line Item GL-5111 Irrigation Contract. "This is over budget and will remain over budget due to the 2025 budget is $75,000 and the monthly contracted cost is $10,140."
