Study Your Board Candidates - Danny Trapp
As a homeowner and Member of the HOA, you don't get to vote for Directors on the Board. However, you should get to vote for the people who represent you. (You don't, except in Barony Place, but I'll beat on that drum again elsewhere).
Contact your "recognized Voting Member" and ask him/her to elect only directors who are
- of the highest caliber,
- selected for interpersonal skills,
- dedicat(ed) to the betterment of our Association and community, and
- free of any personal agenda.

OK, let's look at the candidates, one by one.
First, Danny Trapp.
Danny was elected to the Board in November 2023, and the Board then elected him as Board President. Danny had been on the Board previously, until November 2016. He is listed as a Voting Member in the Summit Scoop from January 2017 to November 2023. Did Hunters Pond hold any Neighborhood Meetings and elections of a Neighborhood Committee during that period, 2017-2024?
On the night of his election, as he was leaving the meeting, he told me, "I want to talk to you."
A few days later copies of the last two contracts with CAMS were left in my newspaper box. I called and emailed Danny several times, but he never responded.
Upon information and belief, Danny has ordered Board members not to communicate with the HOA's attorney. Only he (and maybe the Board VP) can communicate with the attorney. A Board President cannot make such an order, but the Board members will not challenge him.
In August 2024 Danny had the new HOA's lawyer send me a Cease & Desist Letter. When I contacted the lawyer for information about it, he refused to communicate with me, other than to write that I wasn't a Member of the Association and he didn't have to talk to me. Four months later a lawsuit was filed against me in the name of the HOA but without the approval of the Board of Directors. Affidavits of Danny Trapp are part of the case.
That lawsuit was filed illegally in the name of the HOA. Illegally, because the Covenants prohibit it and because the Board never approved it or authorized Danny to file it. It has been very costly for the HOA. The Court has been asked to address this and to remove the Association of Plaintiff.
Danny did not accompany the HOA's lawyers to court on February 11, 2025, March 20, 2025, July 24, 2025, or on November 3, 2025. (He didn't have to be there.) No Board member attended.
There have been many off-schedule, private, closed board meetings. No Minutes are published for those pre-board and other meetings. Some board members are not being "invited" to some meetings. It's not a party! If it's a Board meeting, all directors should be there! Notice of Meetings is required. Decisions are made at some of those meetings and never announced to Members.
Monthly Board meetings have gotten out of control. I was told that some women choir members complained to the church office that they were concerned for their safety, because of recent board meetings (August? September?). As Board President, Danny should be controlling Board meetings.
Danny was behind the appointment of Patricia Pollin to the Board in November 2023. She was not eligible for appointment to the Board. All Board members did not know that she was ineligible. Upon information and belief, Danny did know. Did he fail to inform all the other Board members?
Danny tried to appoint two homeowners to the Board on July 1, 2025, but he did so improperly in a closed, private meeting that did not qualify as an executive session. The two the became officers (Secretary and Treasurer); they are not.
The HOA has been without the State-required and duly-elected Secretary and Treasurer since May, when Ciara Bates and LaToya Adams resigned from the Board. All votes by Pollin, Hill, and Weatherbee should be nullified.
In two years Danny has failed to build a unified, cohesive Board to works for the betterment of the community and the Association. He has removed good committee members and committee chairpersons.
Should the Voting Members re-elect Danny Trapp? No.
