"Good for thee; not for me."

The November Scoop has been posted online. If you are a homeowner, you may receive an email from the office. If you are a resident but not a homeowner, you may not be informed by email that the Scoop was published.

I always read the President's Report first.  

What is the nonsense with 

"As we move forward solidifying our future and reclaiming our crown as the premier community in the Northeast, I am asking for total cooperation from our residents by complying with our governing documents, ..."

One of the things that will solidify the HOA's future is a budget that covers the expenses. Will the 2026 Budget do that? The 2024 and 2025 Budgets did not.

What do I mean by "Good for thee; not for me"? Will the Board (members) tell you that the CC&Rs, By-Laws, PRM, and other Guides are for you to obey, but they don't have to?

The Board of Directors must lead the way "by complying with  our governing documents". In what areas, for example?
  • Requiring legitimate elections of Voting Members in each neighborhood that comply with the By-Laws;
  • Holding only legitimate elections of Directors;
  • Holding only legitimate elections of officers;
  • Refusing to appoint directors who are not eligible;
  • Not filing lawsuits that are prohibited by the CC&Rs;
  • Not allowing unauthorized persons to handle HOA funds (the HOA does not have a legitimate Treasurer);
  • Not telling residents they can't park on the streets without citing the specific Section of the governing documents that applies;
  • Refusing to make illegal disbursements of HOA funds to pay legal fees for a lawsuit that the Board of Directors never approved.
How about "total cooperation" from the Board in complying with the governing documents? The rules and regulations DO apply to the Board of Directors. How do the Members force the Board to follow the CC&Rs, By-Laws, PRM, etc.?

The meeting for election of four directors (not by you; by the Voting Members) is a separate meeting from the annual meeting of the Board. There are two meetings on November 18th. The first order of business at the 6:30PM Board Meeting should be the announcement of the four persons who were elected (or re-elected) and the seating of them at the front of the room. 

Then the Board should elect officers to serve for the following 12 months. This should be done in public on November 18th, not a few days later. (By-Laws, Art. IV, §2)

Then they conduct the rest of the meeting. If the Board reports the "accomplishments for the year", this will be a First in seven years! Listen carefully. Take notes.

The Proposed 2026 Budget should be presented by a member of the Budget Committee (PRM, Art. III, §4(i)) and discussed, before it is voted on. This is when the Board and the Members find out if the Assessment will be increased.

If there are new members of the Board, they should not be asked to approve a Budget they haven't seen. Approval should be postponed to the December 2nd board meeting.

Why is Danny thanking William Hill, Safety Committee "coordinator"? First, Hill is not the "coordinator"; he is the chairperson. Is it because Hill may be resigning from the board after the November 18th board meeting?
