Board Resolution is a "Bud Lite" moment
The Summit's HOA did not have to look too far to find its own "Bud Lite" moment.
What's a Bud Lite moment? That's when you destroy your credibility and your relationship with your customer base.
That's what the HOA's board of directors is doing with its Resolution to bar homeowners from monthly board meetings.
The directors are there to run the HOA for the benefit of all the Members (homeowners). Are they doing that with this Resolution? By telling homeowners that they can't even attend board meetings of their own Association?
And with its effort to suck $265 out of a homeowner for a copy of the 2022 Annual Audit, which ought to be on the website where any Member can read it - free.
It's time to kiss some board members Good -Bye. Which ones? Maybe all of them who signed the Resolution. Did they all sign? As soon as I can examine the Resolution, I'll know the answer to that.
The terms of four board members are up in November. They are Justin Martin, Mary Ann Game, Greg Thomas, and Brenda Bryant. Who of these four signed?
The terms of the other three board members run until November 2024. They are Vernell Butler, Tanisha Holmes, and Dennis Rybicki. Who of those three signed?
There is an unannounced vacant seat on the Board. Paul Hill was elected in November 2021 to a two-year term, ending in November 2023. Paul died in April 2022. Dennis Rybicki was appointed to succeed Paul and should serve the unexpired term of Paul's office until November 2024; however, Justin Martin told Dennis that he would only serve until November 2023 (that was contrary to the By-Laws (Art. III, A, §7, ¶2*)) and would have to run for election (not re-election) then. Dennis did run and was elected; he will serve his own two-year term until November 2024.
Because Dennis could not sit in two Director seats, he must have resigned in November. But there is no mention of that in the Minutes. Paul Hill's seat become vacant-by-resignation, but the Board is ignoring that.
This is one more important reason to make some major replacements on the Board of Directors.
