Suggestions for the 9/5/2023 board meeting

The following email has been sent to the HOA's board of directors. A Copy of Justin's rant on nextdoor.com was attached.

When a large crowd of homeowners shows up Tuesday night, be wise enough to admit them to the meeting.

Find the portable sound system that was in use at The Haven pre-COVID, and use it every month. If it can't be found, tell CAMS to replace it - at its expense.

Introduce yourselves at the beginning of the meeting, including your title as officer, loudly and clearly enough to be heard and understood in the back row.

Follow the Agenda. Committee reports (without audience questions); then audience questions at the end. Tell the audience member to speak up so that all can hear, or to come to the front and use the microphone. Or repeat the question before responding.

Include audience questions and comments in the Minutes; ex., the homeowner's complaint on 8/8/2023 about Vernell's reference to a resident as a squatter, and the Voting Member's question about integrity of the bidding process.

The board should sanction Justin for his rant on nextdoor.com  The HOA's lawyer has probably lost a lot of sleep over that one.

Address the problem of holding an election of four Directors in November 2023. There aren't enough legitimate Voting Members to make a quorum; in fact, there may not be any legitimate Voting Members. Has any Neighborhood held an Annual Neighborhood Meeting and Election in 2022 or 2023? Barony Place Neighborhood has not had an Annual Meeting in more than five years.

Direct CAMS to publish the 2022 Annual Audit on the HOA's website.
