Homeowners' debt to HOA: $570,056.02 - ACTION Needed!

According to the monthly financial statement for 7/31/2023, the Accounts Receivables of the HOA are $570,056.02. Over half a million dollars is owed to the HOA for unpaid dues. 

If you were president of a business and its bad debts were increasing every month, what changes would you make?

Every month this statement appears in the Financial Overview Report: "Collection Activity is being conducted in accordance with Association policy".

With bad debts steadily rising, there is something wrong with either the Collection Activity or the Association policy. Or both!

Members (that's you, the homeowners) and the Voting Members should demand that the Treasurer and the Board issue an in-depth Report on the exact financial state of the HOA. The whitewash at monthly meetings is inadequate.

The Report should include

- Exactly what the Association policy is;

- Exactly what the Collection Activity consists of;

- What steps, in any, that the office (CAMS employees at 305 Ridge Trail Drive) takes to collect unpaid dues;

- Does CAMS just send out letters and cross their fingers?

- The number of homeowners who are delinquent in their dues;

- Present an accurate status of late dues; explain how any Receivables in May and June can be "over 30 days" and "over 60 days" , when the fact is that ALL are "over 90 days" by then. Dues for the semi-annual period were due January 1, late on February 1. On Februaryn1, dues are "over 30". On March 1, dues are "over 60". On April 1, Dues are over 90.

- When are Late Charges applied?

- When does an account go to the lawyer for collection?

How many accounts have been transferred to the office for collection?

Does the office try to collect current dues from those accounts sent to the lawyer?

- The number of homes on which Liens have been placed.

- The number of homes against which foreclosure has begun.

- What success is the lawyer having in collecting past dues?

- The number of Directors who are delinquent, if any.

- The number of Voting Members who are delinquent, if any.

- The number of Committee Chairmen who are delinquent, if any.


Has a cost/benefit analysis been made to determine whether the HOA should hire a person to collect late dues, before the account goes to the lawyer? Could the HOA save money by paying a clerk  a monthly salary plus commission to collect unpaid dues?
