How many check signers are there?
At the June 3, 2025 Board meeting (Minutes are already published, as of 6/19/25!) Voting Member Karen Kranz (Founders Ridge) asked whether the previous board treasurer's name (LaToya Adams) had been removed from the bank signature cards and from the open Treasurer's position.
The response, as given in the Minutes, was "The previous treasurer has been removed from the bank signature cards." Whoever stated that is not identified in the Minutes (and should be!).
When was that done? On whose authority? When did the Board vote to remove her name?
A comment by the HOA President about bank signatures at the June 3rd meeting was reported by the Chapelwood Voting Member on the new Facebook group about the HOA. She wrote:
"Is the old treasurer still on the bank accounts? Mr. Danny stated no and that he can just sign the checks and that of course they always have two signatures.”
Who is the second signature? Are only two signatures on the bank signature cards, or are there three?
If there are only two and LaToya Adams' signature has been removed, then Danny Trapp's signature, as President, would be the only remaining signature. If it is, then what does "of course they always have two signatures" mean?
If three signatures are on the bank signature cards, then there would be two left after removing LaToya's signature. But WHO ARE THEY?
And if there were only two and one is gone, then Danny's signature is the only one left.
In six years of attending meetings, I have never heard even one Motion before the Board to designate any officer or director as a signatory on bank or securities accounts. This is a huge lapse in procedure.
Only the Board can authorize signers on the accounts in banks and at Edward Jones. There is a formal way to do that. The Property Manager should know and instruct the Board. The Board should listen to and follow the instructions!
The Board should have elected a Secretary and a Treasurer on June 3rd. It didn't. The HOA is now in violation of State law! The next time it can elect the two officers is July 1. Not on June 24 at the pre-board meeting!
Why didn't Danny want to elect a Secretary and a Treasurer on June 3rd? Did he even think it was required? I can only guess. Did Danny not want Brenda Bryant or Linda Potter to be elected to those offices? Is he hoping the Board will appoint two "friendlies" to fill the vacancies on the board?
If two "friendlies" are appointed to fill the vacancies on the board and if Patricia Pollin remains on the board, then votes will be 5-2. That's too lop-sided.
Only competent, capable, educated, knowledgeable, smart, independent candidates should be appointed by the board on July 1st. That's the only fair way for 2,480 homeowners to be fairly represented.
