Reminder: June BOD Meeting Tonight

The June meeting of the Board of Directors (BOD) of The Summit's HOA will be at 6:30PM tonight (June 3).

Due to the (lack of) planning by the leadership team of the BOD, homeowners will not be allowed to attend. *

Meetings are normally held at the Brookland Baptist Church Northeast (not at Brookland Baptist Church, which is located in West Columbia).

Tonight's meeting will be held in the small conference room at the HOA office, 305 Ridge Trail Drive. Attendance will be restricted to Board Members, Committee chairs, Voting Members (not Alternates), and CAMS office staff (now, down to one).

The reason for the meeting location change? "Due to Brookland Baptist Church being unavailable to accommodate the scheduled Board of Directors meeting...", according to an email from the HOA office.

The leadership team of the BOD is down to two, because Ciara Bates, Secretary, and LaToya Adams, Treasurer, both resigned in May. The other two members of the leadership team are the President, Danny Trapp (2023-2025), and Tanisha Holmes, Vice President (2024-2026).

The two vacancies on the Board should be announced tonight. A third vacancy should also be announced.

Will Minutes of tonight's board meeting be promptly transcribed, distributed to board members for review, and then published on the HOA's website, so that homeowners will know what went on? The Minutes should be available by June 11, 2025 (IMHO).

Most homeowners are still in the dark about the May 6, 2025 board meeting, because Minutes of that meeting still have not been published (as of 6/3/2025, 12:20PM).

Financial Operating Results for February 2025 and March 2025 still have not been published.

The April 2025 Financial Operating Results should be available at tonight's meeting but, of course, homeowners will not have access them, because they cannot attend. Will they be published tomorrow, June 4?

* Proper planning by the Leadership Team and the office would have included a back-up plan with an alternate meeting location. Possible locations include other churches in the vicinity, Ridge View High School, Rice Creek Elementary School, Summit Parkway Middle School, North Springs Recreation Center, R2i2 Conference Center, Richland Sandhills Library meeting rooms, Richland 2 Performing Arts Center.

If due consideration of Members (homeowners) of the Association had been given, an alternate meeting location would have been found.

The HOA office sent out an email at 3:29PM that read, in part, Due to Brookland Baptist Church being unavailable to accommodate the scheduled Board of Directors meeting on June 3rd, the meeting will now be held at the Summit Association office. What? No trampolines?

OK, you trampoline fans. Are your rights and privileges being tramped on by your Board of Directors? The office sent out an email just before 2:00PM threatening you with a dreaded violation notice and the possibility of fines, if you dare to put a trampoline in your yard.  This is what the email from the office said,  " Please be advised that, pursuant to Section 13, Page 22, Article XII of the covenants, no structure of a temporary nature shall be placed upon any unit or any part of the properties. What Story Do the Financials Tell?

At the May 6, 2025 Board of Directors meeting, the March Financial Operating Results were available. Did you pick up a copy? Was there any discussion of them? Usually there is not. Do board members examine them before the meeting? Does anyone on the Board really understand them?  Look at the page for the Operating Expenses - Variances. Twelve Line Items are shown. No totals are shown. Big mistake. But are the totals intentionally omitted? For these 12 Items the total of "YTD Variances" is $61,784.93. As of the end of March, the HOA has over-spent the 2025 Budget by $61,784.93. Look at the reason given for the over-spending in Line Item GL-5111 Irrigation Contract. "This is over budget and will remain over budget due to the 2025 budget is $75,000 and the monthly contracted cost is $10,140."
